We are seeking a dynamic, highly organized Leasing and Facility Manager to oversee both the commercial viability and operational excellence of our property portfolio. In this dual-focused role, you will be the driving force behind maximizing occupancy rates through strategic leasing activities while ensuring the physical assets are safe, compliant, efficiently maintained, and welcoming for all tenants.
The ideal candidate is part sharp negotiator and part operational problem-solver—someone who can close a lease deal in the morning and coordinate a major HVAC overhaul in the afternoon.
Key Responsibilities1. Leasing & Tenant Relations (Asset Optimization)
- Drive Occupancy: Execute marketing strategies to attract prospective tenants; conduct property tours, highlight key features, and convert inquiries into signed leases.
- Lease Administration: Manage the end-to-end leasing process, including negotiating lease terms, performing background/credit screenings, drafting lease agreements, and handling renewals.
- Tenant Relationship Management: Serve as the primary point of contact for tenants. Resolve complaints, facilitate smooth move-ins/move-outs, and maintain a high rate of tenant retention through exceptional service.
- Market Intelligence: Monitor local real estate market trends, competitor pricing, and vacancy rates to recommend strategic adjustments to rental structures.
2. Facility Operations & Maintenance (Physical Asset Care)
- Day-to-Day Maintenance: Oversee routine, preventative, and emergency maintenance for all buildings, grounds, and structural systems (HVAC, plumbing, electrical, fire safety).
- Vendor & Contractor Management: Source, negotiate contracts with, and supervise third-party vendors (janitorial, security, landscaping, specialized technicians). Ensure all work meets quality standards and project timelines.
- Inspections & Compliance: Conduct regular property walkthroughs to identify issues. Ensure strict compliance with local building codes, health and safety regulations, and environmental standards.
- Sustainability & Efficiency: Identify and implement energy-saving and waste-reduction initiatives to lower operational costs and improve the property's carbon footprint.
3. Financial & Administrative Control
- Budgeting: Develop, track, and manage annual operating budgets for both facility maintenance and leasing/marketing initiatives.
- Rent & Invoice Management: Oversee rent collection, handle delinquencies, and review/approve facility-related invoices and vendor payments.
- Reporting: Prepare monthly financial and operational performance reports for leadership, detailing vacancy rates, maintenance expenditures, and upcoming capital projects (CapEx).
Pay: ₹20,000.00 - ₹40,000.00 per month
