HVAC Technician – Central Chiller Plant & Low Side Operation
Job Summary
The HVAC Technician is responsible for the operation, preventive maintenance, troubleshooting, and repair of central chiller plant equipment and low-side HVAC systems to ensure reliable, safe, and energy-efficient operation.
Key Responsibilities
- Operate and monitor central chiller plant systems.
- Perform daily inspection of chillers, chilled water pumps, condenser water pumps, cooling towers, and associated equipment.
- Operate and maintain AHUs, FCUs, ventilation fans, fresh air fans, exhaust fans, jet fans, and lift pressurization fans.
- Monitor chilled water supply and return temperatures, pressure, flow, and system performance.
- Record daily operating parameters in log sheets.
- Check refrigerant pressure, compressor current, oil level, and safety controls.
- Perform preventive maintenance as per maintenance schedule.
- Clean AHU filters, cooling coils, drain trays, and condensate drain lines.
- Lubricate motors, bearings, and rotating equipment as required.
- Identify and rectify faults in HVAC equipment.
- Attend breakdown calls and restore equipment within the specified response time.
- Coordinate with electrical, plumbing, and BMS teams during maintenance activities.
- Maintain housekeeping in plant rooms and equipment areas.
- Follow all safety procedures, including Lockout/Tagout (LOTO) and PPE requirements.
- Report abnormalities and recommend corrective actions.
- Assist during annual overhauling and shutdown maintenance.
- Maintain spare parts records and submit maintenance reports.

Skills Required
- Knowledge of HVAC systems and refrigeration principles.
- Ability to read HVAC drawings and P&ID diagrams.
- Understanding of electrical control circuits and BMS operation.
- Knowledge of preventive and corrective maintenance.
- Ability to troubleshoot mechanical and electrical faults.
- Familiarity with safety standards and LOTO procedures.
- Good communication and reporting skills.
Qualification
- ITI (Refrigeration & Air Conditioning) / Diploma in Mechanical Engineering or equivalent.
Experience
- ITI: 3–5 years of experience in central HVAC/chiller plant operation.
- Diploma: 2–4 years of experience in central HVAC/chiller plant maintenance.
Preferred Experience
- Experience in hospitals, hotels, commercial buildings, airports, malls, industrial plants, or data centers.
- Hands-on experience with BMS-controlled HVAC systems.
Working Conditions
- Shift operation 9 hr rotational shifts).
- Emergency breakdown support.
- Ability to work in plant rooms and mechanical service areas.
