Senior Pricing Analyst

Job Summary
We are seeking an experienced Senior Pricing Analyst to join our Revenue team and drive pricing strategy across our portfolio of luxury villas and serviced apartments. The ideal candidate should have a strong background in dynamic pricing, revenue management, and market analysis within the vacation rental industry, hospitality sector, or branded hotel chains.
You will be responsible for developing pricing strategies that maximize ADR, occupancy, revenue, and profitability while maintaining competitiveness in the market. This role requires strong analytical skills, commercial acumen, and the ability to work with large data sets to make informed pricing decisions.
Key ResponsibilitiesPricing Strategy
- Develop and implement dynamic pricing strategies across the rental portfolio.
- Monitor occupancy trends, booking pace, ADR , RevPAR
- Optimize pricing based on seasonality, demand forecasts, market trends, local events, and competitor analysis.
- Continuously review and adjust pricing to maximize revenue and occupancy.
- Recommend promotional offers, minimum stay restrictions, and rate strategies.
Market & Competitor Analysis
- Conduct regular competitor benchmarking and pricing analysis.
- Monitor local market trends, demand patterns, and customer behaviour.
- Identify opportunities to increase market share and revenue.
- Analyse supply and demand fluctuations to support pricing decisions.
Portfolio Performance
- Track the financial performance of individual units and overall portfolio.
- Identify underperforming properties and recommend pricing or revenue improvement strategies.
- Collaborate with cross functional teams to improve property performance.
- Ensure pricing aligns with business plan and targets
Reporting & Analytics
- Prepare daily, weekly, and monthly revenue reports.
- Present pricing recommendations supported by analytical insights.
- Generate occupancy forecasts and revenue projections.
- Develop dashboards and performance reports for management.
- Monitor key performance indicators and identify trends.
Cross-functional Collaboration
- Work closely with Reservations, Guest Experience, Marketing teams.
- Coordinate pricing changes across all booking platforms and distribution channels.
- Support new property onboarding by conducting pricing assessments and market positioning.
- Assist in annual budgeting and revenue planning exercises.
Systems & Data Management
- Maintain pricing data across PMS, Channel Managers, and OTA platforms.
- Ensure pricing accuracy and consistency across all distribution channels.
- Leverage revenue management tools and business intelligence software to support pricing decisions.
Qualifications
- Bachelor's degree in Hospitality Management, Business Administration, Finance, Economics, Statistics, or a related field.
- Additional certification in Revenue Management is an advantage.
Experience
- 4+ years of experience in Revenue Management, Pricing Analysis, or Commercial Strategy.
- Prior experience within luxury vacation rentals, holiday homes, serviced apartments, hospitality companies, or reputed hotel chains is mandatory.
- Demonstrated experience managing pricing strategies for multiple properties or hotel portfolios.
- Strong understanding of dynamic pricing and demand forecasting.
Technical Skills
- Advanced Microsoft Excel (Pivot Tables, Power Query, Lookups, Dashboards).
- Experience working with Property Management Systems (PMS).
- Knowledge of Channel Managers and OTA platforms (Airbnb, Booking.com, Expedia, etc.).
- Experience with Revenue Management Systems (RMS) is highly preferred.
- Strong analytical and financial modelling skills.
- Familiarity with business intelligence tools such as Power BI or Tableau is an advantage.

Preferred Candidate Profile
- Experience working with premium hospitality brands, luxury villa management companies, vacation rental operators, or recognized hotel chains.
- Strong understanding of Goa's hospitality and tourism market is highly desirable.
- Ability to make data-driven pricing decisions while balancing guest demand, owner expectations, and company revenue objectives.
- Willing to work from our Goa office and collaborate closely with cross-functional teams.
