JOB PURPOSE
The Quantity Surveyor will be responsible for managing the commercial and cost aspects of construction projects by preparing accurate quantity take-offs, Bills of Quantities (BOQs), cost estimates, project budgets, client and subcontractor billing, procurement support, contract administration and cost control. The role ensures projects are executed within approved budgets while maintaining commercial compliance, maximizing cost efficiency and supporting successful project delivery.
The role serves as the primary commercial resource for assigned projects by coordinating with Project Managers, Site Engineers, Consultants, Architects, Procurement teams, Clients, Suppliers and Subcontractors to ensure accurate quantity measurement, timely billing, effective contract administration and comprehensive commercial reporting throughout the project lifecycle. The Quantity Surveyor is expected to maintain high standards of accuracy, documentation, accountability and professional integrity while contributing to the financial success and commercial performance of the organization.
CANDIDATE PROFILE
Educational Qualification
- Bachelor's Degree or Diploma in Civil Engineering, Quantity Surveying, Construction Management or a related discipline.
- Professional certification in Quantity Surveying, Cost Management or Construction Contracts will be an added advantage.
- Additional certifications in Cost Estimation, Project Management, Contract Administration or ERP systems are desirable.
Experience
- 2–5 years of relevant experience in Quantity Surveying, Cost Estimation, Billing, Cost Control and Commercial Management within the construction industry.
- Hands-on experience in preparing quantity take-offs, BOQs, project estimates, client billing, subcontractor billing and cost monitoring.
- Experience working on commercial, residential, industrial, infrastructure, EPC or interior fit-out projects.
- Proven experience in coordinating with Project Managers, Site Engineers, Consultants, Architects, Procurement teams, Clients and Subcontractors throughout the project lifecycle.
- Candidates with strong exposure to commercial documentation, contract administration and project billing will be preferred.

- Preparation of detailed quantity take-offs from Architectural, Structural, MEP and Interior drawings.
- Preparation and revision of Bills of Quantities (BOQs).

- Identification of cost optimization opportunities.
Billing & Commercial Management
- Preparation of Client Running Account (RA) Bills.
- Preparation of Interim Payment Applications (IPAs).
- Verification and certification of Contractor and Subcontractor Bills.
- Preparation of Payment Certificates and Valuation Reports.
- Final Bill preparation and Final Account settlement.
- Processing of Variation Orders and Additional Work Claims.
- Quantity reconciliation for billing purposes.
- Maintenance of Billing Registers and Payment Trackers.
- Coordination with clients, consultants and finance teams for billing approvals and payment certification.
Cost Control & Commercial Monitoring
- Monitoring project costs against approved budgets.
- Tracking material consumption and labour costs.
- Preparation of monthly commercial reports and cost reports.
- Cash flow forecasting.
- Cost variance analysis and reporting.
- Recommendation and implementation of corrective actions for cost overruns.
Tendering & Procurement Support
- Preparation of Tender Documents, BOQs and RFQs.
- Obtaining quotations from suppliers and subcontractors.
- Commercial and technical evaluation of quotations.
- Preparation of comparative statements.
- Procurement coordination for timely material availability.
- Commercial support during vendor negotiations.
Contract Administration
- Review of contracts, tender conditions and commercial terms.
- Preparation and administration of subcontract agreements.
- Monitoring contractual obligations and commercial compliance.
- Preparation of contractual correspondence.
- Support in commercial negotiations, claims and dispute resolution.
- Management of project variations and contractual documentation.
Project Coordination
- Coordination with Project Managers, Engineers, Architects, Consultants and Procurement teams.
- Coordination with Suppliers and Subcontractors on commercial matters.
- Participation in project review meetings.
- Preparation of commercial progress updates.
- Support project planning through quantity and cost information.
- Ensure timely communication between project stakeholders.
Documentation & Reporting
- Preparation and maintenance of BOQs, estimates, billing documents and contracts.
- Maintenance of procurement records and variation registers.
- Preparation of commercial reports and project summaries.
- Document control and record management.
- Audit-ready documentation and commercial filing systems.
- Timely submission of commercial reports to management.
Software Skills
The candidate should have strong working knowledge of:
- Microsoft Excel (Advanced)
- Microsoft Word
- Microsoft PowerPoint
- AutoCAD
- Quantity Surveying / Estimation Software (CostX, Candy, PlanSwift or equivalent)
- ERP Systems such as SAP, Oracle, Zoho or similar platforms
