Job Summary
JKB Housing Pvt Ltd is looking for a diligent and detail-oriented Legal Officer with 3 to 10 years of experience. The ideal candidate will be responsible for handling legal matters related to property documentation, compliance, contracts, litigation, and customer-related legal support. This role also involves close coordination with the CRM team to resolve customer queries, vet agreements, and ensure legally sound documentation throughout the sales and handover process.
Key Responsibilities
1. Property & Land Documentation
- Conduct legal due diligence of lands/properties before acquisition or joint development.
- Review and verify property documents including parent documents, title deeds, encumbrance certificates, and sale agreements.
- Coordinate with external legal advisors for title certification and legal opinions.
2. Project Approvals & Compliance
- Ensure legal compliance with RERA, DTCP, CMDA, and other relevant authorities.
- Handle documentation for project approvals, land conversions, and building plan sanctions.
- Liaise with statutory bodies for registrations, approvals, and regulatory clearances.
3. Litigation & Dispute Management
- Represent the company in legal proceedings and coordinate with external counsel.
- Draft replies to legal notices and handle property-related litigations.
- Maintain records of all ongoing and closed cases, hearings, and court dates.
4. Contract Management
- Draft and review MOUs, sale deeds, lease agreements, JDAs, and power of attorneys (POAs).
- Vet customer agreements, allotment letters, and related documentation before issuance.
- Ensure all contracts are aligned with the company’s legal standards and risk parameters.
5. CRM Support
- Work closely with the CRM team to address legal queries from customers related to agreements, registrations, or documentation.
- Assist in drafting and finalizing sale agreements, addendums, and NOCs as per legal and customer requirements.
- Resolve customer complaints involving legal implications, ensuring timely and compliant redressal.
6. Risk & Compliance Monitoring
- Monitor and advise management on regulatory changes in real estate laws.
- Conduct internal audits to ensure adherence to statutory and legal compliance.
- Identify and mitigate legal risks related to business operations and customer transactions.
Key Skills & Competencies
- Strong understanding of property laws, RERA, contract laws, and regulatory compliance.
- Excellent legal drafting, negotiation, and communication skills.
- Ability to work closely with cross-functional teams including CRM and Sales.
- Fluency in English and Tamil (both written and spoken) is highly desirable.
- Proactive, detail-oriented, and capable of managing multiple legal processes simultaneously.
Qualifications
- LLB or LLM from a recognized university or related field.
- 3–10 years of relevant legal experience, preferably in the Real Estate sector.
- Experience supporting customer-facing legal functions is a plus.
- Sound knowledge of legal procedures in Tamil Nadu real estate transactions.
Job Types: Full-time, Permanent
Pay: ₹25,000.00 - ₹40,000.00 per month
