Job Purpose
To prepare, monitor, review, and control project schedules for residential and commercial building projects from Head Office, ensuring that all projects are planned realistically, tracked systematically, and executed as per approved timelines, milestones, budgets, resources, and management objectives.
Key Responsibilities
- Prepare master project schedules for residential, commercial, high-rise, township, and infrastructure-related works.
- Develop detailed baseline schedules covering civil, structural, finishing, MEP, façade, external development, testing, commissioning, and handover activities.
- Coordinate with Project Managers, site teams, consultants, contractors, procurement, billing, and management for preparation and updating of project plans.
- Prepare work breakdown structure, activity sequencing, project milestones, resource plans, and project execution timelines.
- Review project drawings, scope, BOQ, construction methodology, and site constraints while preparing schedules.
- Prepare monthly, weekly, and look-ahead schedules for project execution teams.
- Monitor actual progress against approved baseline schedules and identify delays, slippages, and critical activities.
- Analyze reasons for delay and prepare recovery plans in coordination with Project Managers and site teams.
- Track project progress through site reports, DPRs, progress photographs, meetings, contractor updates, and physical verification during site visits.
- Prepare project progress dashboards, S-curves, milestone charts, manpower histograms, resource reports, and delay analysis reports.
- Monitor contractor-wise progress and highlight non-performing contractors to Project Managers and senior management.
- Support Project Managers in improving site productivity, contractor performance, resource deployment, and work sequencing.
- Coordinate with procurement and contracts teams to ensure timely availability of materials, contractors, drawings, approvals, and statutory permissions as per project schedule.
- Identify schedule risks related to drawings, approvals, procurement, manpower, contractor performance, cash flow, site constraints, and statutory issues.
- Prepare and submit regular MIS reports to senior management covering schedule status, delays, recovery actions, critical issues, and upcoming milestones.
- Conduct planning review meetings with Project Managers and site teams and follow up on action points.
- Review and validate schedules submitted by contractors and ensure alignment with the overall project schedule.
- Track project cash flow, billing milestones, and cost-linked progress in coordination with billing and finance teams.
- Maintain project planning records, approved baselines, revised schedules, progress updates, delay logs, recovery plans, and management reports.
- Assist management in project review presentations, board-level reports, client updates, and strategic decision-making.
- Support implementation of planning systems, DPR systems, project management software, and reporting formats across projects.
Qualification
- B.E. / B.Tech in Civil Engineering
- M.Tech / MBA / Construction Management qualification preferred
- Certification in Primavera P6 / MS Project / Project Management preferred
Experience
- 10 to 18 years of experience in planning and project controls for residential and commercial building projects
- Experience with reputed real estate developers / EPC contractors / project management consultants preferred
- Should have handled planning for multiple projects from Head Office or regional office level
- Site execution experience in the initial career stage will be an added advantage
Required Skills
- Strong knowledge of construction planning, sequencing, and project execution methodology
- Proficiency in Primavera P6, MS Project, Excel, PowerPoint, and project reporting tools
- Ability to prepare baseline schedules, revised schedules, recovery schedules, and look-ahead plans
- Good understanding of civil, finishing, MEP, façade, infrastructure, and handover activities
- Strong analytical ability for delay analysis, critical path analysis, and productivity monitoring
- Knowledge of project milestones, resource planning, contractor planning, and progress measurement systems
- Ability to coordinate with Project Managers, site teams, contractors, consultants, and management
- Good understanding of DPR, MIS, S-curves, manpower histograms, cash flow, and progress dashboards
- Strong communication, presentation, and reporting skills
- Ability to identify risks, delays, bottlenecks, and corrective actions
- Good documentation and follow-up skills
- Practical understanding of site constraints and construction dependencies
