Job Summary
The primary role is to secure statutory approvals, building permits, and completion certificates from local authorities while supervising commercial contract documentation and vendor coordination.
Key Responsibilities
Statutory Approvals & Govt. Liaisoning
· Obtain building permits and Occupancy Certificates from Municipal Corporations or Panchayats.
· Coordinate with the LSGD (Local Self Government Department) for local zoning clearances.
· Secure environmental clearances from the Kerala State Pollution Control Board (KSPCB).
· Liaise with fire departments to receive the Fire NOC (No Objection Certificate).
· Engage state utility bodies including KSEB (Electricity Board) and KWA (Water Authority).
· Follow up with K-REIRA (Kerala Real Estate Regulatory Authority) for mandatory project registrations.
· Interact with revenue departments for land survey verification, title deeds, and mutation.]
Commercial & Contract Management
· Verify contractor bills against on-site work milestones.
· Assess commercial risks related to local community issues or regulatory delays.
Documentation & Compliance
· Maintain complete files of approved architectural blueprints and ownership records.
· Track rule modifications in KMBR/KPBR to update internal project teams.
· Draft official letters and compliance statements for government review.
Candidate Requirements
Education & Experience
· Graduate or PG Degree
· Industry experience: 2 to 5+ years of liaison work in Kerala real estate.
· Alternative profile: Experience in LSGD or Revenue departments preferred.
Skills & Competencies
· Regulatory knowledge: Deep understanding of KMBR, KPBR, and CRZ (Coastal Regulation Zone) laws.
· Language proficiency: Absolute fluency in spoken and written Malayalam and English.
· Mobility: Possession of a valid driving license and a willingness to travel extensively.
Pay: ₹30,000.00 - ₹50,000.00 per month
