Role Overview
The Quantity Surveyor will be responsible for managing the commercial and quantity-related aspects of interior projects, ensuring accurate estimation, budgeting, measurement, billing, cost control, and contractual compliance throughout the project lifecycle.
Key Responsibilities
- Review and understand architectural, interior, structural, MEP drawings, BOQs, specifications, and tender documents.
- Prepare detailed quantity take-offs, estimates, BOQs, rate analysis, and cost projections for interior works.
- Conduct site measurements and verify executed quantities against approved drawings, BOQs, and site conditions.
- Prepare and verify client bills, subcontractor bills, RA bills, and final accounts.
- Monitor project costs and maintain accurate records of budgeted, committed, and actual costs.
- Identify and evaluate variations, extra items, deviations, and additional works and prepare supporting documentation for approvals.
- Coordinate with Site Executives, Project Managers, Design Teams, Clients, Consultants, Vendors, and Subcontractors to resolve quantity and commercial matters.
- Ensure all measurements and billing are carried out as per tender terms, BOQ provisions, drawings, specifications, and contractual conditions.
- Assist in the preparation and evaluation of subcontractor and vendor work orders, quotations, and commercial comparisons.
- Conduct rate analysis for materials, labour, installation, and other interior-related works.
- Track material consumption and wastage and highlight significant variations from approved quantities.
- Maintain proper documentation of measurement sheets, billing records, variation statements, rate approvals, work orders, and reconciliation statements.
- Prepare material reconciliation and quantity reconciliation for major interior materials.
- Support project teams in maintaining cost efficiency and profitability without compromising quality or project requirements.
- Identify potential commercial risks and provide timely inputs to the project management team.
- Assist in project close-out, final measurement, final billing, reconciliation, and settlement of subcontractor accounts.
Required Skills & Competencies
- Strong knowledge of interior construction methods, materials, and finishing works.
- Good understanding of BOQ, rate analysis, quantity surveying, billing, and cost control.
- Ability to read and interpret architectural and interior drawings.
- Good knowledge of Excel and quantity/billing-related software.
- Strong numerical, analytical, and documentation skills.
- Good coordination and communication skills.
- Ability to work independently as well as coordinate effectively with site and commercial teams.
- Strong attention to detail and accuracy.
- Ability to work within project timelines and handle multiple projects/sites when required.
Pay: ₹25,000.00 - ₹60,000.00 per month
