Role Summary
The Project Manager is responsible for planning, coordinating, executing, monitoring, and
closing construction projects while ensuring delivery on time, within budget, to the
required quality and safety standards, and in compliance with statutory requirements.
Qualifications
B.Tech/M.Tech in Civil Engineering from a recognized university.
Additional certifications in Project Management (PMP/PRINCE2) are preferred.
Proficiency in MS Office, MS Project/Primavera and AutoCAD is desirable.
Experience
5–12 years of experience in construction/real estate projects.
Minimum 3 years of experience as a Project Manager.
Experience in planning, execution, contractor management, budgeting, QA/QC,
procurement coordination, and statutory approvals.
Compensation
Salary Range: ₹45,000 – ₹50,000 per month (based on qualifications, experience, and
project exposure).
Key Responsibilities
1. Project Planning and Initiation
Define project scope, objectives, deliverables, and timelines in alignment with
business goals.
Develop detailed project execution plans, work schedules, budgets, and
procurement strategies.
Identify project risks, dependencies, and constraints, and formulate mitigation
plans.
Review architectural, structural, and MEP drawings to ensure constructability and
coordination across disciplines.
2. Coordination and Execution
Lead multidisciplinary project teams including engineers, contractors, and
consultants.
Allocate resources efficiently to ensure productivity and progress at site.
Supervise day-to-day site activities, ensuring compliance with approved drawings,
specifications, and method statements.
Monitor contractor and subcontractor performance, progress, and adherence to
schedules.
Conduct weekly progress meetings with consultants, contractors, and management.
3. Cost and Contract Management
Track project costs, cash flow, and variations to ensure adherence to the approved
budget.
Evaluate and certify contractors’ RA bills, change orders, and claims.
Ensure contractual compliance as per agreement terms (including FIDIC /
projectspecific clauses).
Liaise with QS, procurement, and accounts teams for cost control and timely vendor
payments.
Review and validate BOQs, rate analyses, and material reconciliation.
4. Quality, Safety, and Compliance
Implement QA/QC plans, inspection protocols, and material testing requirements.
Coordinate with HSE team to ensure compliance with safety standards and statutory
norms.
Ensure works are executed as per approved Plans, method statements, and
statutory requirements.
Conduct periodic quality audits and issue NCRs (Non-Conformance Reports) where
required.
5. Communication and Reporting
Serve as the primary point of contact for all project stakeholders — management,
consultants, and contractors.
Prepare and present periodic progress reports, dashboards, and forecast updates.
Ensure transparent communication of project status, risks, and schedule impacts to
management.
Conduct coordination meetings and maintain complete project documentation
including drawings, approvals, and correspondence.
6. Project Close-out
Ensure snag-free completion and handover of all works within approved timelines.
Conduct joint inspections with consultants and clients prior to final handover.
Prepare as-built documentation, test certificates, and project closure reports.
Capture and document lessons learned for process improvement in future projects.
7. Additional Responsibilities
Mentor and guide project engineers and site staff.
Support management in pre-construction planning, value engineering, and tender
evaluations.
Handle statutory and local authority approvals as required.
Perform additional duties assigned by management to meet project objectives.
