Job Summary
The AC Technician is responsible for the operation, maintenance, troubleshooting, and repair of air conditioning and ventilation systems within residential, commercial, and mixed-use properties. The role ensures that all HVAC systems function efficiently, safely, and in compliance with company standards to provide a comfortable environment for occupants.
Key ResponsibilitiesPreventive Maintenance
- Perform scheduled preventive maintenance of HVAC systems.
- Clean and service air handling units (AHU), fan coil units (FCU), split ACs, cassette ACs, package units, and ventilation systems.
- Check refrigerant levels, filters, belts, motors, and electrical connections.
- Maintain maintenance records and service reports.
Corrective Maintenance
- Diagnose and repair faults in air conditioning systems.
- Attend breakdown complaints and restore systems within the required response time.
- Replace defective components such as compressors, capacitors, contactors, thermostats, motors, and sensors.
- Carry out gas charging, leak testing, and brazing works as required.
Operations Monitoring
- Monitor HVAC equipment performance and energy efficiency.
- Ensure proper operation of chillers, cooling towers, pumps, and ventilation systems where applicable.
- Record equipment parameters and report abnormalities.
Safety & Compliance
- Follow all safety procedures and permit-to-work requirements.
- Use proper PPE while performing maintenance activities.
- Ensure compliance with building regulations and safety standards.
- Maintain housekeeping in plant rooms and work areas.
Tenant/Occupant Support
- Respond promptly to occupant complaints related to air conditioning.
- Coordinate with facility supervisors and property management teams.
- Provide excellent customer service while attending service requests.
Qualifications
- ITI / Diploma in Refrigeration & Air Conditioning or related technical field.
- Minimum 2–5 years of experience in Facility Management or Property Management.
- Knowledge of HVAC systems, electrical controls, and refrigeration cycles.
- Ability to read technical drawings and maintenance manuals.
