Job Summary
Roach Lifescapes is seeking an experienced and proactive Property Manager/Amdn Manager to oversee the overall operations, client management, and MEP (Mechanical, Electrical & Plumbing) coordination for our property at Panathur, Bengaluru. The ideal candidate should have strong experience in property/facility management, client handling, vendor coordination, and managing day-to-day MEP operations within commercial properties.
Key ResponsibilitiesProperty & Facility Operations
- Manage day-to-day property operations and ensure smooth functioning of all facilities and amenities.
- Oversee housekeeping, security, maintenance, and support staff operations.
- Ensure high standards of cleanliness, safety, and operational efficiency across the property.
Client & Resident Management
- Act as the primary point of contact for residents, tenants, and clients.
- Handle customer queries, complaints, escalations, and service requests efficiently.
- Maintain strong client relationships and ensure high levels of customer satisfaction.
MEP Management
- Supervise and coordinate all MEP (Mechanical, Electrical & Plumbing) operations within the property.
- Monitor maintenance and functioning of electrical systems, DG sets, pumps, plumbing systems, STP/WTP, fire safety systems, HVAC, and common utilities.
- Coordinate preventive and breakdown maintenance activities with internal teams and vendors.
- Ensure proper upkeep and operational efficiency of all engineering systems.
Vendor & Team Coordination
- Manage external vendors, AMC contractors, and facility service providers.
- Ensure vendors comply with SLAs, safety standards, and quality requirements.
- Supervise on-site staff and ensure timely completion of operational tasks.
Compliance & Reporting
- Ensure compliance with safety regulations, statutory requirements, and property guidelines.
- Maintain records related to maintenance, complaints, inspections, and vendor activities.
- Prepare regular operational and maintenance reports for management review.
Budget & Cost Control
- Monitor maintenance expenses and operational costs.
- Assist in cost optimization and energy-saving initiatives.
- Manage inventory of maintenance materials and consumables.
Required Qualifications
- Bachelor’s Degree / Diploma in any relevant field.
- Minimum 5+ years of experience in Property Management / Facility Management.
- Strong hands-on experience in handling MEP systems and maintenance coordination.
- Experience in client/resident handling within residential, commercial, or mixed-use properties.
- Good understanding of facility operations, vendor management, and safety compliance.
Preferred Candidate Profile
- Candidates residing within a 5 KM radius of Panathur, Bengaluru will be preferred.
- Must be able to join within 15 days.
- Strong communication and interpersonal skills.
- Problem-solving mindset with good coordination abilities.
- Proficiency in MS Office and basic reporting tools.
