Role Summary The Site BIM Coordinator is responsible for implementing, coordinating, and managing Building Information Modelling (BIM) processes at the project sites. The role ensures alignment between design models and construction activities, supports digital construction workflows (AR /VR), and development of 4D (time) and 5D (cost) BIM deliverables to improve planning, coordination, and project performance. Key Responsibilities 1. BIM Coordination (Design & Site Integration) ? Coordinate 3D models from consultants, subcontractors, and internal teams. ? Review models for accuracy, constructability, compliance with BIM Execution Plan (BEP), and site requirements. ? Conduct clash detection and issue tracking using platforms such as Navisworks, BIM360 / ACC, BEXEL and POWER BI ? Facilitate BIM coordination meetings with stakeholders and ensure timely resolution of model-related issues. ? Maintain updated federated models reflecting current construction status (as built/record models). 2. 4D BIM (Time Simulation & Planning) ? Develop and update 4D construction sequencing using approved baseline schedules. ? Link activities from the project schedule (Primavera P6/MS Project) with 3D model components. ? Support planning team with visual simulations for progress tracking, look-ahead schedules, and milestone monitoring. ? Generate 4D animations to communicate construction phasing, logistics, and site constraints. Sensitivity: LNT Construction Internal Use ? Perform progress updates and compare planned vs. actual scenarios using 4D workflows. 3. 5D BIM (Cost Integration & Quantity Management) ? Integrate BOQ, estimates, and cost data with the BIM model. ? Quantity take-o s (QTO) and validate quantities for procurement and cost control. ? Support cost team in estimating variations, budgeting, and forecasting using 5D models. 4. Site Support & Technical Assistance ? Provide BIM support to site engineers, planning team and procurement teams. ? Ensure model information is available and accessible on site (tablets, BIM studio’s, ACC). ? Train site teams and subcontractors on BIM tools, workflows, and model navigation. ? Coordinate with QA/QC for model-based checks and inspections. ? Assist in RFI generation and response using model-based data. 5. Documentation, Standards & Reporting ? Ensure compliance with the project BIM Execution Plan (BEP), model standards, and naming conventions. ? Prepare daily/weekly BIM reports, clash reports, quantity reports, and progress updates. ? Manage model versions, change logs, and digital document control via CDE platforms (BIM360/ACC, Aconex, etc.). ? Support digital handover documentation (COBie, asset information models). Sensitivity: LNT Construction Internal Use Education ? Bachelor’s degree in civil engineering, Architecture, Construction Management, or related field. Experience ? Minimum 5 years of experience in BIM coordination, including site-level BIM implementation. ? Hands-on experience with 4D and 5D BIM workflows in real construction projects. Technical Skills ? Expertise in Revit, Navisworks Manage, BEXEL, POWER BI, BIM360/Autodesk Construction Cloud, or equivalent BIM platforms. ? Strong understanding of construction methodology, scheduling (P6/MSP), and cost management. ? Proficiency in clash detection, QTO tools, and model validation. ? Familiarity with IFC standards, COBie, and CDE environments. Soft Skills ? Strong communication and coordination abilities. ? Problem-solving and analytical mindset. ?
