Position Overview
We are seeking an experienced Estimation Head to lead the estimation, costing, and budget control function for large-scale residential real estate projects.
The ideal candidate will have 12+ years of experience in estimation and costing, with strong exposure to large residential projects. The role will be responsible for preparing accurate project estimates, establishing cost benchmarks, controlling project costs, and ensuring that actual project expenditure remains within the signed estimate.
The Estimation Head will own the complete estimation process from initial feasibility and BOQ preparation through project execution, ensuring that the signed estimate is treated as the absolute cost ceiling and the project does not cross the approved estimate.
Key Responsibilities
- Lead the complete estimation and costing function for large-scale residential projects
- Prepare detailed and accurate project estimates, BOQs, rate analysis, and cost sheets
- Establish project budgets based on approved designs, specifications, quantities, and market rates
- Ensure the signed estimate remains the absolute project cost ceiling
- Take ownership of ensuring projects are delivered within the signed estimate without cost overruns
- Monitor actual costs against approved estimates and identify variances at an early stage
- Develop and maintain project cost benchmarks for materials, labour, subcontractors, and other project components
- Review drawings, specifications, BOQs, and scope of work to identify cost implications and estimation gaps
- Conduct detailed rate analysis and validate vendor/subcontractor quotations
- Evaluate and approve cost impact of design changes, scope changes, and value-engineering proposals
- Work closely with project, procurement, contracts, design, and finance teams to maintain cost discipline
- Identify cost-saving and value-engineering opportunities without compromising quality or project requirements
- Establish strong estimation controls to prevent budget leakage during execution
- Track commitments, purchase orders, work orders, and expected project costs against the approved estimate
- Prepare regular cost reports, variance analysis, and management dashboards
- Challenge deviations and ensure corrective action is taken before costs exceed approved limits
- Maintain a robust database of historical project costs, rates, quantities, and benchmarks for future estimation
- Standardize estimation processes, templates, rate libraries, and costing methodologies across projects
- Provide inputs for project feasibility, land/project development decisions, and initial project budgeting
- Support management in evaluating project profitability and overall cost viability
- Ensure estimation assumptions are clearly documented and commercially validated
- Build and lead a high-performing estimation team and ensure strong estimation accuracy and accountability
Requirements
- 12+ years of experience in estimation and costing, preferably in real estate/construction
- Proven experience handling large-scale residential projects
- Strong track record of delivering projects within approved/signed estimates
- Engineering background is mandatory — Civil Engineering preferred
- Strong knowledge of construction estimation, BOQ preparation, quantity surveying, and rate analysis
- Extensive experience in residential construction costing and project budgeting
- Strong understanding of material, labour, subcontractor, and construction costs
- Experience in cost control, variance analysis, and value engineering
- Strong understanding of construction drawings, specifications, contracts, and scope management
- Excellent analytical and numerical skills
- Strong leadership and team-management capabilities
- Ability to challenge assumptions, identify cost risks, and enforce budget discipline
- Proficiency in MS Excel and relevant estimation/costing software
- Experience with ERP/project management systems will be an advantage
