Job Description: Head of Property OperationsThe Mission
To ensure the operational excellence, safety, and aesthetic quality of our entire real estate portfolio. You will build and lead a property management team that optimizes asset value, manages vendor relationships, and delivers a seamless, high-quality experience for all stakeholders and occupants.
Key Responsibilities
- Team & Vendor Building: Recruit and train a team of property managers and site supervisors. Establish a reliable, SLA-driven network of third-party vendors (maintenance, housekeeping, security, landscaping).
- Asset Preservation & Maintenance: Develop and enforce preventative maintenance schedules across diverse asset classes. Ensure rapid-response protocols for emergency repairs.
- Financial Oversight: Manage the operational budget for each property. Track expenses, optimize utility costs, and ensure property upkeep aligns with targeted asset yields.
- Technology & Systems: Implement and manage property management software (PMS) to track work orders, vendor invoicing, and compliance schedules.
- Compliance & Risk Management: Ensure all properties adhere to local zoning laws, safety regulations, and environmental standards. Manage property insurance claims and renewals.
Ideal Candidate Profile
- Experience: 6–10 years in real estate operations, facility management, or hospitality operations, with a track record of managing multi-location portfolios.
- Skillset: Strong financial acumen for budget management, deep understanding of building systems (HVAC, MEP), and high proficiency with modern operations software.
- Leadership: Demonstrated experience hiring site teams and negotiating aggressive SLAs with facility management agencies.
- Mindset: Proactive, tech-forward, and highly structured. Comfortable operating in a fast-paced, high-growth environment.
Pay: Up to ₹200,000.00 per month
