Job Summary
The HVAC Operator is responsible for operating, monitoring, inspecting, maintaining, and troubleshooting the mall's Heating, Ventilation, and Air Conditioning (HVAC) systems. This role ensures a comfortable indoor environment for shoppers and tenants while maintaining energy efficiency, equipment reliability, and compliance with safety standards.
Scope of Work & Responsibilities
1. System Operation & Monitoring: Operate all HVAC equipment (chillers, AHUs, FCUs, DX units, split units, pumps, ventilation fans, and exhaust systems) according to SOPs andapproved schedules. Monitor the Building Management System (BMS), respond to alarms, and maintain designated temperature ranges. Inspect mechanical rooms daily for abnormal noise, vibration, pressure, and temperature.
2. Preventive Maintenance: Perform scheduled maintenance, including cleaning or replacing air filters, inspecting belts, bearings, motors, dampers, and pulleys, and lubricating moving parts. Check refrigerant pressures and perform daily leak tests on chillers. Maintain plant room cleanliness.
3. Corrective Maintenance & Troubleshooting: Diagnose faults and repair defective components such as motors, thermostats, valves, contactors, sensors, and relays. Coordinate with specialist contractors for major repairs to minimize downtime.
4. Data Logging & Documentation: Record daily operating parameters, including chiller temperatures, water pressures, pump operation, energy consumption, and equipment running hours. Maintain daily log sheets, preventive maintenance records, breakdown reports, history cards, and spare parts inventory.
5. Retailer Support: Promptly respond to HVAC complaints from retailers and adjust temperature settings as authorized to ensure comfort across retail shops, food courts, lobbies, and common areas.
6. Safety & Compliance: Adhere to all health, safety, and environmental regulations, use required PPE, report unsafe conditions, and manage permit-to-work requirements for vendors.
7. Emergency Response & Energy Management: Attend to emergency breakdowns, assist with equipment restarts during power failures, and identify operational improvements to reduce electricity usage.
Qualifications & Skills:
- Education: Diploma or ITI in Mechanical, Refrigeration & Air Conditioning, or a relatedtechnical field.
- Experience: 2–5 years of HVAC operation experience, preferably in shopping malls,commercial buildings, hospitals, or hotels.
- Technical Knowledge: Chillers, AHUs, FCUs, cooling towers, pumps, HVAC controls, BMSoperations, mechanical drawings, and basic electrical troubleshooting.
- Core Skills: Troubleshooting, fault diagnosis, preventive maintenance, record keeping, safety awareness, teamwork, and communication.
Key Performance Indicators (KPIs)
- Maintain HVAC system uptime above 98%.
- Complete preventive maintenance on schedule with minimal breakdown frequencies.
- Ensure prompt response to tenant complaints and resolve equipment failures efficiently.
- Maintain accurate documentation and strict compliance with safety procedures.
Pay: ₹20,000.00 - ₹23,000.00 per month
