Key Responsibilities1. Title Verification
- Conduct title verification of residential, commercial, and plotted developments.
- Examine parent documents, sale deeds, partition deeds, settlement deeds, gift deeds, and conveyance documents.
- Verify revenue records, encumbrance certificates, mutation records, and survey records.
- Identify title defects and suggest corrective measures.
2. Legal Opinions
- Provide detailed legal opinions on property titles.
- Draft title clearance reports.
- Advise management on legal risks associated with transactions.
- Support sales and CRM teams with legal clarifications.
3. Due Diligence
- Conduct legal due diligence for land acquisition and project development.
- Verify approvals from government authorities.
- Examine statutory approvals, licenses, and permissions.
- Identify legal and regulatory risks.
4. Documentation & Scrutiny
- Scrutinize agreements and legal documents.
- Review Sale Agreements, Sale Deeds, Development Agreements, Joint Development Agreements, Power of Attorney documents, Lease Deeds, and Mortgage documents.
- Coordinate execution and registration of legal documents.
5. Litigation Management
- Coordinate civil, criminal, consumer, labor, and property
- litigation.
6. APF (Approved Project Finance) Follow-up
- Coordinate with banks and financial institutions for APF approvals.
- Submit legal documents required by lenders.
- Address legal queries raised by banks.
- Track APF status until approval.
7. Compliance
- Ensure compliance with RERA, Registration Act, Stamp Act, Companies Act, and applicable local laws.
- Monitor statutory changes affecting the organization.
8. Coordination
- Work closely with Sales, CRM, Finance, Projects, and Land Acquisition teams.
- Coordinate with government authorities and registration offices.
9. Real Estate Expenses
- Monitor legal expenses.
- Track litigation costs.
- Verify advocate bills.
- Control legal documentation expenses.
- Maintain legal department budgets 10.Required Qualifications
- LL.B. (Mandatory)
Experience
- 5–10 years in real estate legal functions.
- Experience in title verification and property due diligence.
- Knowledge of APF processes is preferred.
