Job Description
Position Title : Executive – Closing
Function / Department : Sales / CRM
Location / Site : Dhanraj Hills, Panvel

Reports To : Site Head (single reporting line)
Positions Reporting In : None (individual contributor)
Travel Requirement : Site-based; occasional travel for bank/registration coordination
Salary Range : [₹4,20,000 – ₹6,00,000 per annum + incentive]
Job Purpose
Convert qualified, sourced leads into confirmed bookings and execute the booking-to-agreement process end-to-end — pricing explanation, KYC, documentation, booking-stage collection, and agreement execution — accurately, on time, and in full compliance with RERA and DGC SOPs.
Key Responsibilities Sales Closure
- Take ownership of qualified leads handed over by Sourcing; explain pricing, payment plans, offers, and terms.
- Negotiate within approved limits and close bookings to monthly targets.
Documentation & KYC
- Verify KYC documents and ensure compliance with company policy.
- Prepare booking forms, allotment letters, and agreements; ensure 100% completeness and RERA-compliant disclosures before registration (SOP-CRM-Booking).
- Maintain accurate records of customer transactions and agreements.
Booking-Stage Collection
- Collect booking-stage dues on time and coordinate receipts with Finance.
- Note: ongoing post-booking collections transfer to the CRM team at hand-off (see below).
Loan Facilitation
- Coordinate with banks and agencies for home-loan documentation where required.
Hand-off to CRM
- On booking confirmation, hand the customer to CRM with a complete file; update the CRM at every stage of the closing process.
Compliance & Conduct
- No mis-selling; RERA-compliant representations only; maintain customer-data confidentiality.
Decision Authority (per Delegation of Authority matrix)
- May apply only pre-approved price and payment plans.
- Any discount or deviation requires Site Head / Management approval. No refund or cancellation authority.
Qualifications & CompetenciesEssential
- Graduate; 2–5 years in real-estate sales closure (residential and/or commercial).
- Working knowledge of agreements, registration, and home-loan processes; fluent Marathi/Hindi; CRM-proficient.
Preferred
- Exposure to RERA documentation; luxury or mixed-use project experience; MBA or relevant certification.
Competencies
- Persuasion, accuracy, customer focus, integrity, and follow-through.
Preferred Industry
Residential, Commercial, Luxury, or Mixed-Use Real Estate Projects.
Pay: ₹420,000.00 - ₹600,000.00 per year
