Job Summary
The Senior Sales Manager – Residential Real Estate is responsible for driving sales performance across residential property portfolios, including apartments, villas, townhouses, and gated communities. This role leads the sales team, develops pricing and go-to-market strategies, builds channel partnerships, and ensures achievement of revenue targets while delivering exceptional customer experience to homebuyers and investors.
Key Responsibilities1. Sales Strategy & Execution
- Develop and execute sales strategies for residential projects.
- Set monthly, quarterly, and annual sales targets.
- Design pricing strategies in coordination with marketing and finance teams.
- Monitor market trends, buyer behavior, and competitor activity.
- Ensure timely sell-through of inventory.
2. Team Leadership & Performance Management
- Lead, mentor, and motivate the residential sales team.
- Establish KPIs and monitor performance metrics.
- Conduct weekly pipeline reviews and sales meetings.
- Recruit, train, and onboard new sales executives.
- Implement incentive plans to drive performance.
3. Channel & Broker Management
- Build and maintain relationships with brokers, agents, and referral partners.
- Develop channel partner programs to increase project visibility.
- Conduct broker meets, site visits, and promotional events.
4. Client Relationship Management
- Oversee handling of walk-in clients, site visits, and follow-ups.
- Ensure high conversion rates from inquiries to bookings.
- Manage negotiations for high-value residential transactions.
- Address escalated client concerns and ensure customer satisfaction.
5. Marketing Collaboration
- Coordinate with marketing teams on campaigns, launches, and promotions.
- Provide input on project positioning and buyer targeting.
- Support digital and on-ground lead generation initiatives.
6. Reporting & Compliance
- Prepare daily, weekly, and monthly sales reports.
- Maintain accurate CRM records and booking documentation.
- Ensure compliance with local real estate regulations and documentation requirements.
Qualifications & Requirements
- Bachelor’s degree in Business, Marketing, Real Estate, or related field (MBA preferred).
- 7–12 years of residential real estate sales experience.
- Minimum 3–5 years in a leadership or managerial role.
- Strong understanding of residential property sales cycles.
- Proven record of achieving revenue targets.
- Excellent negotiation, leadership, and communication skills.
- Proficiency in CRM systems and MS Office.
- Real estate license (if required by local regulations).
