Key Responsibilities
Leadership & Strategy: Oversee and mentor a high-performing design team, fostering a culture of creativity and technical precision.
Project Oversight: Manage the end-to-end design process for commercial interiors; ensuring projects are delivered on time, within budget, and to the highest aesthetic standards.
Cross-Functional Collaboration: * Sales Support: Assist in pitches by creating compelling design narratives and preliminary concepts. o Project & Ops: Ensure design drawings are "buildable" and coordinate with site teams to resolve design-to-execution gaps.
Design Excellence: Develop and implement design standards, material palettes, and innovative space-planning solutions tailored to modern coworking and managed office trends.
Stakeholder Management: Act as the lead design consultant for premium clients, translating their brand requirements into functional physical environments.
Brand Alignment: Ensure all design outputs align with organizational goals and maintain a consistent brand language across diverse portfolios.
Mandatory Requirements
Experience: Minimum 12+ years of hardcore experience in interior fit-out projects. Domain Expertise: Proven track record specifically in Commercial Offices, Coworking Spaces, or Managed Offices.
Technical Proficiency: Advanced knowledge of industry-standard software (AutoCAD, Revit, SketchUp, 3D Max, Adobe Creative Suite).
Education: Bachelor’s or Master’s degree in Architecture or Interior Design from a reputed institute.
Required Skills & Competencies Category Skills Design Management Leadership, team mentoring, workflow optimization, and creative direction.
Technical Design Deep understanding of MEP integration, acoustics, lighting design, and commercial furniture systems.
Branding Ability to weave corporate identity into spatial design (Experiential Graphic Design).
Soft Skills High-level negotiation, storytelling/presentation skills, and a solution-oriented mindset.
Project Management Budgeting, resource allocation, and vendor management.
Design Head Roles & Responsibilities by Specialized Teams The Design Head ensures these sub-units operate like a well-oiled machine:
1. Sales & Proposal Support (The "Deal Closers")
Rapid Prototyping: Providing quick 2D/3D visualizations to help Sales close enterprise clients.
Test Fits: Ensuring the client’s headcount requirements fit into the proposed floor plate without compromising fire safety or comfort.
Cost Estimation: Collaborating with Finance to provide accurate "Design Capex" for client proposals.
2. Layout & Common Area Teams (The "Experience Makers")
Efficiency Ratio: Optimizing the ratio between "Sellable Seats" and "Experience Zones." Aesthetic Standard: Designing "Instagrammable" yet functional cafeterias, lounges, and reception areas that define the brand’s identity.
Ergonomics: Ensuring layouts follow international standards for light, air, and movement.
3. Refurbishment & R&D (The "Efficiency Experts")
Asset Lifecycle: Leading the "Design Refurbishment" team to upgrade older centers with minimal downtime.
Cost Innovation (R&D): Researching new materials (e.g., sustainable carpets, modular partitions) that reduce costs by 15-20% without losing quality.
Standardization: Creating a "Design Playbook" to ensure every office looks consistent regardless of the building.
Strategic Support to Other Departments
Management: Providing data-backed design audits to help take "Go/No-Go" decisions on new building acquisitions.
Projects: Ensuring GFC (Good for Construction) drawings are error-free to prevent costly on-site rework.
Finance: Implementing Value Engineering to identify high-cost design elements that can be replaced with cheaper, high-impact alternatives.
KPI Framework for Design Head To measure the success of this role, the following Key Performance Indicators (KPIs) are recommended: KPI Category Metric (Target) Purpose Space Efficiency Leasable Area % (Target: >75%) Maximize revenue per square foot. Cost Savings Value Engineering Savings (Target: 10% YoY) Reduce Capex through R&D and better sourcing. Turnaround Time Proposal TAT (Target: <48 Hours) Support Sales in winning fast-moving deals. Quality Control Snag List Reduction (Target: <5% at Handover) Ensure Projects/Ops receive high-quality drawings. Refurbishment Center Re-fresh Score (Customer Rating) Measure the success of the Refurbished team’s impact. Decision-Making Framework (Cost vs. Quality) As Design Head, you will use the following logic to support Management decisions:
1. High Impact / Low Cost: Focus areas for Common Areas (Paint, Lighting, Signage).
2. Modular Design: Using "Plug & Play" furniture to allow the Managed Office to be easily reconfigured for different clients, saving future Capex.
3. Sustainability: Using sensors and LED tech to support the Operations team in reducing long-term OPEX (Electricity bills).
