We are seeking a proactive, detail-oriented, and motivated Legal Associate with experience in real estate and property law, particularly under the Maharashtra legal framework. The ideal candidate should possess strong drafting, legal research, documentation, and due diligence skills, along with the ability to independently handle developer-related and real estate matters.
Eligibility Criteria:
- Law graduate with 2–4 years of relevant experience in real estate and property matters.
- Strong willingness to learn and adapt in a dynamic legal environment.
- Familiarity with legal databases and research tools.
- Sound legal drafting and research abilities.
- Excellent written and verbal communication skills.
- Ability to work collaboratively as part of a team with a proactive approach.
Roles & Responsibilities:
- Handle legal contracts and correspondence relating to real estate projects, redevelopment projects, developer transactions, land acquisition, and joint development projects.
- Draft, review, and vet a wide range of agreements and real estate documents, including Agreements for Sale, Sale Deeds, Conveyance Deeds, Development Agreements, Joint Venture Agreements, Leave & License Agreements, Lease Agreements, Powers of Attorney, Redevelopment Agreements, Supplemental Agreements, Indemnity Bonds, Declarations, Memorandum of Understanding (MoU), Letters of Intent (LOI), commercial contracts, and related documentation.
- Assist in structuring and documentation of redevelopment, acquisition, and joint development transactions.
- Coordinate with developers, architects, surveyors, consultants, housing societies, and government authorities in relation to project documentation, approvals, and registrations.
- Possess sound knowledge of applicable real estate and land laws including RERA, MOFA, Maharashtra Land Revenue Code, Registration Act, and Maharashtra Stamp Act etc.
- Conduct online and physical searches before Sub-Registrar Offices, City Survey Offices, Revenue Authorities, and other statutory authorities.
- Assist in adjudication, stamp duty payment, registration procedures, and compliance-related documentation.
- Conduct legal research on statutes, case laws, government resolutions, circulars, and policies relating to real estate and land laws.
- Maintain and organize legal records, agreements, project files, title documents, and due diligence documentation in digital and physical formats.
- Prepare and update Legal MIS reports on a weekly and monthly basis.
- Conduct title due diligence and title verification for agricultural and non-agricultural properties, including preparation of title search reports and title certificates.
- Review and analyze title documents, property records, approvals, and regulatory compliances for real estate and redevelopment projects.
- Interpret and analyze land and revenue records including 7/12 extracts, property cards, Ferfar entries, 8A extracts, NA orders, layout approvals, sanctioned plans, and related revenue documents.
Pay: ₹25,000.00 - ₹40,000.00 per month
