Job Profile: Accounts Head – Real Estate
Position Title: Accounts Head / Accounts Manager
Department: Accounts & Finance

1. Position Overview
The Accounts Head is responsible for leading the entire finance and accounting function of the Real
Estate Company, ensuring accurate financial reporting, compliance with statutory requirements,
project-wise accounting, fund management, and internal controls. The role oversees accounts
operations for all projects, corporate office, and site offices.
2. Key Responsibilities
A. Financial Accounting & Reporting
Oversee daily accounting operations at corporate and site levels.
Prepare monthly, quarterly, and annual financial statements (P&L, Balance Sheet, Cash Flow).
Ensure project-wise accounting, revenue recognition, and cost allocation.
Monitor GL, AR, AP, bank reconciliations, and fixed asset registers.
B. Real Estate Project Accounting
Manage accounting for project launches, collections, construction costs, inventory, and sales.
Ensure compliance with RERA norms related to project accounts.
Track project budgets vs. actuals and submit variance reports to management.
Prepare collection summaries, project profitability, and cost reports.
C. Taxation & Compliance
Manage GST, TDS, Professional Tax, Income Tax filings, and returns.
Ensure compliance with statutory audits, internal audits, and tax audits.
Handle notices and queries from tax authorities.
Keep updated on real estate taxation, stamp duty, RERA, and company law regulations.
D. Cash Flow & Fund Management
Prepare and monitor daily/weekly/monthly cash flow statements.
Manage fund allocation across projects and corporate operations.
Coordinate with banks for loans, overdrafts, BGs, project financing, and interest tracking.
Oversee escrow accounts as per RERA requirements.
E. Customer Collections & Billing
Oversee customer invoicing, milestone billing, and demand letters.
Track collections, outstanding payments, and provide MIS to CRM/Sales.
Ensure correct GST, TDS handling on customer receipts.
Coordinate with CRM for NOCs, ledgers, and customer financial queries.
F. Vendor & Contractor Payments
Manage vendor bills, contractor RA bills, verification, and payment processing.
Oversee compliance of vendor TDS, GST, and contractual terms.
Monitor ageing reports and ensure timely payments aligned with project cash flows.
G. Audit & Internal Controls
Implement strong financial controls, policies, and SOPs.
Coordinate with statutory auditors, internal auditors, and management auditors.
Ensure accounting accuracy, documentation, and record-keeping.
Monitor risk areas and suggest process improvements.
H. Team Leadership
Lead, train, and supervise the accounts team across locations.
Allocate responsibilities and ensure timely task completion.
Conduct performance reviews and enhance team capabilities.
3. Required Skills & Competencies
Strong knowledge of real estate accounting and project finance.
Expertise in GST, TDS, RERA accounting norms, and statutory compliance.
Proficiency in accounting software (Tally ERP, SAP, Oracle, Real Estate ERP).
Excellent analytical, leadership, and decision-making skills.
Strong communication and team management.
Ability to handle pressure and multi-project environments.
4. Qualifications & Experience
CA / CMA preferred; alternatively MBA (Finance) with strong real estate experience.
15–20 years of experience in accounts, with minimum 8–10 years in real estate/construction.
Proven experience in handling multi-project accounts and audits.
CTC around 1 L PM, if good candidate then it’s may be stretchable, prefer Gujrati Candidate.
