Job Summary
We are looking for an experienced Architect / Project Architect to support real estate project development from concept stage to execution. The role involves design review, consultant coordination, drawing quality checks, design enhancement, site coordination, and ensuring that projects are practical, cost-efficient, marketable, and aligned with the developer’s vision.
The ideal candidate should have strong architectural understanding with the ability to think beyond design — balancing aesthetics, functionality, cost, approvals, execution, and customer experience.
Key ResponsibilitiesDesign Review & Development
- Review architectural concepts, master plans, layouts, elevations, and design presentations.
- Analyse designs for functionality, marketability, cost efficiency, and execution feasibility.
- Suggest improvements in planning, circulation, façade design, amenities, landscape integration, and user experience.
- Review area efficiency, saleable area, common areas, parking, services, and circulation planning.
Design Enhancement & Value Addition
- Recommend design improvements to enhance project positioning and customer appeal.
- Support development of premium residential projects including villas, apartments, plotted developments, and amenities.
- Review façade concepts, materials, finishes, and overall design language.
- Provide practical design solutions balancing aesthetics and commercial objectives.
Consultant & Vendor Coordination
Coordinate and review deliverables from:
- Principal architects
- Structural consultants
- MEP consultants
- Landscape consultants
- Interior designers
- Contractors
- Liaison consultants
- 3D visualisation teams
- Estimation/BOQ consultants
Ensure timely submission, accuracy, coordination, and quality of all project deliverables.
Drawing Review & Technical Coordination
- Review architectural drawings, working drawings, GFC drawings, and consultant drawings.
- Identify coordination issues between architecture, structure, MEP, landscape, and site execution.
- Maintain drawing records, revisions, and document control.
- Ensure latest approved drawings are communicated to all stakeholders.
Project Development Support
- Assist in preparing design briefs for consultants.
- Support project feasibility and early-stage development activities.
- Coordinate with procurement, legal, sales, marketing, and project teams.
- Track design timelines and highlight delays or risks.
- Support budgeting through design inputs and material recommendations.
Site & Execution Support
- Conduct site visits to ensure execution matches approved design intent.
- Identify deviations and coordinate corrective actions.
- Review mock-ups, materials, finishes, and workmanship quality.
- Provide design clarifications during construction.
Approval & Compliance Coordination
- Support liaison teams with approval drawings and documentation.
- Review designs for compliance with:
- FAR/FSI norms
- Setbacks
- Parking requirements
- Fire norms
- Development regulations
- Statutory approval requirements
Market Benchmarking
- Study competitor projects and luxury real estate trends.
- Benchmark layouts, amenities, design quality, and customer expectations.
- Provide design insights to improve project competitiveness.
Required Skills
- Strong architectural design and planning skills.
- Ability to review and improve layouts/master plans.
- Good understanding of real estate development processes.
- Knowledge of working drawings and technical coordination.
- Practical site execution understanding.
- Strong communication and coordination skills.
- Ability to balance design, cost, timelines, and business requirements.
- Good documentation and follow-up skills.
Software Skills
Mandatory:
- AutoCAD
- MS Excel, Word, PowerPoint
Preferred:
- SketchUp
- Revit / BIM
- Photoshop
- MS Project or project tracking tools
- Basic 3D visualisation understanding
Qualification
- Bachelor of Architecture (B.Arch) preferred
- Council of Architecture registration preferred
- Master’s in Architecture / Urban Design / Construction Management is an advantage
