Legal Manager / Senior Legal Executive – Real Estate
Position Overview
The Legal Manager / Senior Legal Executive is responsible for independently managing, supervising, and executing all legal, regulatory, and documentation matters related to real estate projects, land transactions, and company operations.
The role includes handling land acquisition documentation, title verification, drafting and vetting legal agreements, RERA compliance, litigation coordination, property registration, and legal liaison work with government authorities.
The candidate should possess strong knowledge of property laws, real estate regulations, excellent drafting and negotiation skills, and the ability to maintain legal documentation systems with high accuracy and confidentiality.
Key Responsibilities
1. Documentation & Drafting
- Draft, review, vet, and finalize all types of legal agreements and documents related to real estate projects, including:
- Sale Deed
- Agreement for Sale
- Development Agreement
- Joint Venture Agreement
- Lease Deed
- Memorandum of Understanding (MOU)
- Power of Attorney
- Indemnity Bond
- Conveyance Deed
- Affidavits and Declarations
- Prepare and review Builder-Buyer Agreements and RERA-related legal documentation.
- Ensure proper execution, stamping, notarization, adjudication, and registration of documents.
- Coordinate with consultants, advocates, and management for legal drafting approvals.
- Prepare legal notices, replies, undertakings, declarations, and internal legal correspondence.
- Draft and vet vendor agreements, contractor agreements, consultancy agreements, and service contracts.
2. Legal Compliance & Due Diligence
- Conduct land title verification and prepare detailed legal due diligence reports.
- Verify ownership records, search reports, encumbrance certificates, NA permissions, mutation entries, and revenue records.
- Coordinate with external advocates for:
- Title search reports
- Legal opinions
- Litigation matters
- Property disputes
- Compliance reviews
- Ensure compliance with:
- RERA
- Transfer of Property Act
- Registration Act
- Stamp Duty Laws
- MOFA
- Revenue Laws
- Municipal regulations
- Land acquisition norms
- Monitor legal compliance deadlines and statutory requirements for all projects.
- Maintain updated compliance trackers and legal status reports for management review.
3. Regulatory & Liaison Work
- Liaise with:
- Sub-Registrar Offices
- RERA Authorities
- Municipal Corporations
- Town Planning Departments
- Revenue Authorities
- Collector Offices
- MIDC / Government Departments
- Assist management in obtaining:
- Legal NOCs
- Permissions
- Approvals
- Sanctions
- Registrations
- Compliance clearances
- Attend legal audits, inspections, and inquiries from statutory authorities.
- Coordinate documentation submission and follow-up for project approvals.
4. Litigation Management
- Handle legal notices, replies, dispute documentation, and legal correspondence.
- Coordinate with external advocates for:
- Court matters
- Hearings
- Case follow-ups
- Arbitration matters
- Consumer complaints
- RERA cases
- Maintain a database and tracker of:
- Ongoing litigation
- Closed cases
- Hearing dates
- Case status
- Legal expenses
- Advocate coordination
- Prepare case summaries and MIS reports for management.
5. Filing, Documentation & Record Management
- Maintain proper filing and systematic record management of all legal documents in both:
- Hard Copy Files
- Soft Copy / Digital Records
- Ensure proper indexing, labeling, categorization, and storage of:
- Original land documents
- Agreements
- Registration documents
- Legal notices
- Court documents
- RERA files
- Property records
- Approval files
- Client documentation
- Maintain project-wise and document-wise filing systems for easy retrieval and audit purposes.
- Ensure all soft copies are properly scanned, organized, backed up, and stored in designated folders/drives/software.
- Track movement of original documents and maintain inward/outward registers.
- Ensure confidentiality and safe custody of all original legal records and agreements.
- Maintain document expiry, renewal, and compliance trackers.
6. Advisory & Internal Coordination
- Provide legal advice and support to:
- Sales Department
- CRM Department
- Land Department
- Accounts & Finance
- HR & Administration
- Management Team
- Support management in negotiation and finalization of contracts and transactions.
- Assist in resolving legal and documentation-related issues raised by clients or departments.
- Provide training, guidance, and supervision to junior legal staff and executives.
- Participate in interdepartmental meetings and provide legal recommendations.
Skills & Competencies
- Strong knowledge of Real Estate Laws, RERA, and Corporate Legal Framework.
- Excellent drafting, vetting, negotiation, and analytical skills.
- Strong understanding of land documentation and due diligence procedures.
- Proficiency in legal compliance management and property registration processes.
- Effective communication, coordination, and liaison skills.
- High attention to detail, confidentiality, and professionalism.
- Strong documentation and filing management abilities.
- Ability to manage multiple projects, deadlines, and legal matters simultaneously.
- Proficiency in MS Office, legal documentation software, and digital record management.
Qualifications:
Education
- Bachelor’s Degree in Law (LL.B.) – Mandatory
- Master’s Degree in Law (LL.M.) – Preferred
Experience
- Minimum 3–6 years of experience in:
- Real Estate Developer Companies
- Construction Firms
- Property Firms
- Law Firms handling Real Estate Matters

Additional Information
- No salary bar for the right candidate.
- Candidate should be capable of independently handling legal and documentation responsibilities with minimum supervision.
- Preference will be given to candidates having experience in real estate and land-related matters.
Pay: ₹20,000.00 - ₹35,000.00 per month
