Procurement Officer – Project Development (Farm Villas/Plots)

About the Role
We are seeking an experienced and proactive Procurement Officer to join our Project Development team. The ideal candidate will be responsible for building and managing a strong network of vendors, consultants, contractors, and service providers required throughout the project lifecycle—from land evaluation and due diligence to design development and project execution.
This role requires strong negotiation skills, vendor management expertise, and an understanding of real estate development processes.
Key Responsibilities:-
Vendor Sourcing & Development
- Identify, evaluate, and onboard vendors, consultants, and contractors across various project functions.
- Build and maintain a robust vendor database, including pricing benchmarks, capabilities, references, and past project experience.
- Establish relationships with architects, surveyors, soil testing agencies, structural consultants, MEP consultants, contractors, legal consultants, liaison consultants, landscape consultants, and other specialized agencies.
Procurement Planning
- Understand project requirements and procurement needs at various development stages.
- Develop procurement plans aligned with project timelines and milestones.
- Coordinate with project, design, legal, finance, and execution teams to ensure timely vendor engagement.
Vendor Evaluation & Negotiation
- Conduct vendor due diligence, technical assessments, and reference checks.
- Prepare comparative analyses and vendor evaluation reports.
- Negotiate pricing, deliverables, timelines, payment terms, and service expectations.
- Support management in final vendor selection and commercial closure.
Consultant & Contractor Coordination
- Coordinate with consultants and contractors to ensure timely submission of reports, drawings, estimates, and project deliverables.
- Track vendor performance and address potential delays proactively.
- Maintain strong vendor relationships while ensuring accountability and quality standards.
Documentation & Compliance
- Maintain procurement records, agreements, quotations, approvals, invoices, and vendor documentation.
- Ensure adherence to procurement policies and compliance requirements.
- Support project teams with documentation required during planning and execution stages.
Market Intelligence & Cost Benchmarking
- Monitor market trends, pricing benchmarks, and vendor capabilities.
- Identify opportunities to optimize procurement costs while maintaining quality standards.
- Support budgeting and project feasibility exercises with procurement insights.
Desired Skills & Competencies
- Strong vendor network within the Gurgaon/NCR real estate and construction ecosystem.
- Excellent negotiation, vendor management, and stakeholder coordination skills.
- Good understanding of project development, construction, design, approvals, and liaison processes.
- Ability to prepare comparison sheets, procurement reports, and vendor assessments.
- Strong communication and relationship-building abilities.
- Proficiency in MS Excel, Word, PowerPoint, and documentation management.
- Understanding of GST, vendor compliance, work orders, and commercial documentation.
- High ownership, attention to detail, and follow-through.

Educational Qualifications
- Preferred: Civil Engineering, Architecture, Construction Management, Supply Chain Management, or Business Administration.
- MBA or certification in Procurement/Supply Chain Management will be an added advantage.

Pay: ₹650,000.00 - ₹800,000.00 per year
