Job Summary
The Construction Head is responsible for the overall planning, execution, monitoring, and successful completion of hotel and real estate development projects. The role involves managing project timelines, budgets, quality standards, contractor performance, statutory compliance, and stakeholder coordination to ensure projects are delivered safely, on time, and within budget.
Key Responsibilities
Project Leadership & Execution
- Lead and oversee the execution of multiple hotel, residential, commercial, and mixed-use development projects.
- Develop project execution strategies and construction plans aligned with business objectives.
- Ensure timely completion of projects while maintaining quality and cost targets.
- Monitor project progress and resolve technical, commercial, and operational issues.
Planning & Project Control
- Review and approve project schedules, resource plans, and construction methodologies.
- Ensure adherence to project milestones and delivery timelines.
- Monitor project performance through regular reviews and progress tracking.
- Implement corrective actions and recovery plans for delayed projects.
Budgeting & Cost Management
- Prepare and manage project budgets and cash flow forecasts.
- Control project costs and ensure optimal utilization of resources.
- Review estimates, BOQs, contracts, and procurement plans.
- Identify value engineering and cost-saving opportunities without compromising quality.
Quality Assurance & Safety
- Ensure compliance with approved drawings, specifications, and quality standards.
- Implement quality control systems across all projects.
- Enforce health, safety, and environmental (HSE) standards at all project sites.
- Conduct regular site inspections and quality audits.
Contractor & Vendor Management
- Evaluate, appoint, and manage contractors, consultants, and vendors.
- Review contractor performance and ensure contractual compliance.
- Resolve disputes and commercial issues related to construction activities.
- Coordinate with procurement teams for timely material availability.
Hotel Project Management
- Oversee construction and fit-out of hotels, resorts, hospitality facilities, and associated infrastructure.
- Coordinate with hotel operators, architects, interior designers, MEP consultants, and brand representatives.
- Ensure compliance with hospitality brand standards and operational requirements.
- Monitor FF&E (Furniture, Fixtures & Equipment) and OS&E (Operating Supplies & Equipment) installation schedules.
Regulatory & Compliance Management
- Ensure compliance with local building regulations, statutory approvals, and environmental requirements.
- Coordinate with government authorities and consultants for approvals and inspections.
- Maintain project documentation and audit readiness.
Stakeholder Management
- Liaise with architects, consultants, project managers, contractors, hotel operators, and senior management.
- Present project updates, risks, budgets, and progress reports to leadership.
- Manage client and investor expectations regarding project delivery.
Team Leadership
- Lead and mentor Project Managers, Site Engineers, Planning Engineers, QS Teams, and Construction Staff.
- Establish project governance and reporting systems.
- Drive a culture of accountability, quality, and continuous improvement.
Qualifications
- Bachelor's Degree in Civil Engineering.
- Master's Degree in Construction Management, Project Management, or MBA preferred.
- PMP, RICS, or equivalent certifications are an added advantage.
Experience
- 15–20+ years of experience in construction and project management.
- Minimum 5–8 years in a senior leadership role.
- Proven experience in delivering hotel, hospitality, residential, commercial, and mixed-use development projects.
- Experience managing large-scale projects from inception to handover.
Pay: ₹150,000.00 - ₹200,000.00 per month
