Job Description: Head of Project Management Consultancy (PMC)
Position Overview
We are seeking a highly accomplished, strategic, and technically sound PMC Head to lead the Project Management Consultancy division for our landmark Della Township projects in Mumbai.
The ideal candidate will possess extensive experience working within a leading International Property Consultancy (IPC), managing multiple large-scale projects simultaneously. You will have a proven track record in master-planned township developments, demonstrating complete mastery over the entire project lifecycle—from pre-construction planning and consultant onboarding to execution, cost control, and final handover.
Key Responsibilities
1. Strategic Project Planning & Controls
- End-to-End Project Management: Oversee the entire lifecycle of multi-acre township projects, ensuring delivery within stipulated timelines, budgeted costs, and uncompromising quality standards.
- Master Scheduling (MSP): Develop, maintain, and strictly monitor integrated master project schedules using Microsoft Project (MSP). Establish critical paths, milestones, resource loading, and cash-flow projections.
- Multi-Project Oversight: Concurrently manage multiple distinct phases or asset classes (residential, commercial, retail, infrastructure) within the township portfolio.
2. Consultant Appointment & Technical Management
- Technical Evaluation: Review and validate architectural, structural, and MEP designs to ensure buildability, cost-efficiency, and compliance with local regulations.
- Consultant Onboarding: Identify, evaluate, negotiate with, and appoint specialized consultants, including MEP, Structural, Landscape, Façade, and Infrastructure/Environmental experts.
- Inter-Disciplinary Coordination: Act as the central node to seamlessly coordinate between design architects, engineering consultants, liaison teams, and contractors to eliminate design conflicts before execution.
3. Procurement, Contracts & Value Engineering
- Contract Management: Formulate robust tender documents, definition of scopes, and contract agreements for contractors, vendors, and packages.
- Value Engineering: Analyze designs and material specifications to suggest cost-effective alternatives without compromising on aesthetic appeal or structural integrity.
4. Site Execution, Quality & Safety
- Construction Operations: Monitor on-site progress, quality assurance (QA/QC) protocols, and safety standards (HSE) to ensure the PMC framework is rigorously followed.
- Risk Management: Proactively identify project risks (labor shortages, material delays, regulatory bottlenecks) and implement mitigation strategies.
Required Candidate Profile
Experience & Background
- Total Experience: 18 to 25+ years in Real Estate Project Management.
- IPC Background: Mandatory current or recent experience working with renowned IPCs handling multi-project portfolios.
- Asset Expertise: Preferred extensive experience in handling large-scale Township projects or high-end mixed-use developments.
Technical Skills & Tools
- MSP Expertise: Absolute Mastery over Microsoft Project (MSP) for tracking, resource leveling, and variance analysis is a non-negotiable requirement.
- Technical Breadth: Strong foundational knowledge of high-rise structural systems, complex MEP infrastructures (STP, WTP, substations), and modern construction technologies
Education & Qualifications
- B.E. / B.Tech in Civil Engineering from a recognized institute.
- Post-graduation in Construction Management (NICMAR preferred) or an MBA is highly desirable.
- PMP (Project Management Professional) certification is a strong plus.
