Supervises: Project Managers, Site Engineers, Procurement, Design/Architecture Coordination, and the entire projects team
Location: Bengaluru, Karnataka, India. [Head Office / Site, as required]

Role Purpose
The General Manager – Projects is responsible for the successful planning, execution, and delivery of all real estate development and turnkey construction projects undertaken by the company — on time, within budget, and to the required quality and compliance standards. The GM leads the projects team end-to-end and is the primary point of accountability to the Managing Director/Board for all project outcomes.
Key Responsibilities
Project Planning & Execution
- Lead planning and execution of all development and turnkey projects from inception to handover
- Develop and monitor master project schedules, ensuring milestones are met across design, approvals, construction, and delivery
- Coordinate with architects, structural/MEP consultants, and other technical stakeholders to ensure design intent is executed correctly on site
Team Leadership
- Lead, manage, and mentor the projects team — Project Managers, Site Engineers, and support functions — ensuring clear roles, accountability, and performance
- Recruit and build project teams as required for new projects, in coordination with HR
- Conduct regular reviews of team performance and project progress
Budget & Cost Management
- Own project budgets — track cost against approved budgets, control variances, and report deviations
- Oversee procurement processes to ensure cost-effective, quality-compliant material and vendor selection
- Manage cash flow planning in coordination with Finance/Accounts for ongoing projects
Quality, Safety & Compliance
- Ensure construction quality meets defined standards through regular site audits and inspections
- Ensure compliance with all statutory, regulatory, and safety requirements (RERA, labor laws, building codes, safety norms)
- Ensure timely receipt of all necessary approvals, licenses, and certifications (building plan, RERA, environmental clearances, occupancy certificate, etc.)
Stakeholder & Client Management
- Serve as the primary point of contact for clients on turnkey projects, ensuring commitments on timeline, quality, and specifications are met
- Liaise with government authorities, consultants, contractors, and vendors as needed
- Represent the projects function in management reviews and present project status, risks, and recommendations to leadership
Risk & Issue Management
- Identify project risks proactively — schedule, cost, quality, or resourcing — and implement mitigation plans
- Resolve escalations from site or project teams, involving senior leadership only where necessary
Reporting
- Provide regular (weekly/monthly) project status reports to the Managing Director/Board, covering progress, budget, risks, and key decisions needed
- Maintain accurate project documentation and records for audit and reference purposes
Required Qualifications
- B.E./B.Tech in Civil Engineering; PG in Construction Management or MBA preferred
- 15–20 years of overall experience in real estate development and/or construction project management
- Minimum 5+ years in a General Manager, Head of Projects, or senior project leadership role
- Proven track record of successfully delivering multiple large-scale projects (residential/commercial/high-rise)
Skills Required
- Strong technical knowledge of construction methods, structural systems, and MEP coordination
- Proven leadership and team management skills
- Strong financial and budget management acumen
- Excellent planning, scheduling, and project management skills (MS Project or equivalent)
- Strong negotiation and vendor/contractor management skills
- Excellent communication and stakeholder management skills
- Knowledge of RERA and other regulatory/compliance requirements
- High-rise construction experience preferred

Pay: ₹100,000.00 - ₹200,000.00 per month
