Job Description
We are seeking a qualified and detail-oriented Junior Advocate with 3–4 years of experience in a law firm, specializing in property and real estate matters. The ideal candidate should possess strong knowledge of property laws, title verification, land acquisition processes, revenue records, contract drafting, and legal due diligence. The candidate will work closely with internal teams, government authorities, and external legal counsel to ensure legal compliance and smooth execution of property-related transactions.
Key Responsibilities
●Property Due Diligence & Title Verification
Conduct legal due diligence for land and property transactions.
Examine and verify title documents, sale deeds, conveyance deeds, gift deeds, partition deeds, release deeds, and other property-related documents.
Verify ownership history and identify legal risks, encumbrances, litigation, and title defects.
Review Encumbrance Certificates (EC), Khata documents, RTC/Pahani, Mutation Register Extracts (MR), Survey Sketches, Tippani, Record of Rights (RoR), and other revenue records.
Prepare legal title verification reports and provide legal opinions on property transactions.

Draft, review, negotiate, and finalize:
Sale Agreements
Sale Deeds
Lease Agreements
Development Agreements
Joint Development Agreements (JDA) Property advocate
Memorandum of Understanding (MoU)
Power of Attorney (POA)
Affidavits
Indemnity Bonds
Legal Notices
Contracts and Commercial Agreements
Maintain project-wise legal documentation and ensure proper record management.
●Property Registration & Compliance
Handle property registration processes through the Kaveri Online Registration Portal.
Coordinate with Sub-Registrar Offices for registration formalities.
Ensure stamp duty and registration compliance.
Liaise with government departments including Revenue Department, BBMP/BDA, Panchayat, and local authorities for property-related approvals and documentation.
●Legal Research & Advisory
Conduct legal research on property laws, real estate regulations, contract law, and other applicable statutes.
Provide legal opinions and advice to management regarding property transactions and legal risks.
Stay updated with changes in state and central laws affecting real estate and land acquisition.
●Litigation & Coordination
Coordinate with external advocates on ongoing litigation and legal proceedings.
Assist in preparing case files, legal notices, affidavits, and court documents.
Follow up on court matters involving property disputes.
Liaise with government offices and statutory authorities for legal matters.
●Compliance & Risk Management
Ensure compliance with applicable laws and regulations related to real estate transactions.
Identify legal risks and recommend appropriate mitigation strategies.
Maintain confidentiality of sensitive legal and business information.
Support legal audits and compliance reviews.
●Required Skills & Competencies
Strong knowledge of Karnataka property laws and revenue regulations.
Expertise in title verification and legal due diligence.
Experience in drafting legal documents and commercial agreements.
Hands-on experience with Kaveri Online Registration.
Knowledge of revenue documents including RTC, Mutation, Survey Records, EC, Khata, and related land records.

Pay: ₹11,134.31 - ₹60,517.06 per month
