Business Development Manager (BDM) – Redevelopment & Land Acquisition
SUMMARY
The Business Development Manager will be responsible for identifying and securing redevelopment opportunities, evaluating project feasibility, conducting due diligence, managing society and stakeholder relationships, negotiating commercial terms, and supporting the acquisition of new redevelopment projects. The role requires strong analytical, commercial, and relationship management skills to expand the company's redevelopment portfolio.
TECHNICAL SKILLS :
Strong knowledge of Society Redevelopment processes.
Understanding of Development Control & Promotion Regulations (DCPR), FSI, TDR, and RERA.
Commercial negotiation and stakeholder management.
Feasibility and financial analysis.
Land title and document due diligence.
Presentation and proposal preparation.
Excellent communication, persuasion, and relationship-building skills. Strong analytical and problem-solving abilities.
Proficiency in MS Excel, PowerPoint, and CRM tools.

EXPERIENCE
10–12 Years in Real Estate Development, Redevelopment, Land Acquisition, or Project Development.
QUALIFICATION :
Bachelor's Degree in Civil Engineering, Architecture, Commerce, Management, or related field.
MBA (Marketing/ Finance/Real Estate) preferred.
Sound knowledge of Redevelopment, DCPR, RERA, Society Redevelopment, and Land Acquisition processes.
KEY RESPONSIBILITIES :
Project Identification & Business Development: - Identify redevelopment opportunities through Co-operative Housing Societies, landowners, brokers, consultants, architects, and referral networks. - Build and maintain relationships with society committees, property owners, legal consultants, architects, and government authorities. - Develop a strong pipeline of redevelopment and land acquisition opportunities.
Conduct site visits and preliminary project assessments.
Society Liaison & Stakeholder Management: - Liaise with Managing Committees, Society Members, Consultants, and Office Bearers throughout the redevelopment process. - Attend Society Managing Committee meetings, Annual General Meetings (AGMs), and Special General Meetings (SGMs). - Address queries and concerns of society members professionally. - Build trust and maintain long-term relationships with stakeholders.
Feasibility & Financial Analysis: - Prepare preliminary feasibility studies for redevelopment projects. - Evaluate project viability based on FSI, TDR, premium, construction cost, rehabilitation obligations, and projected profitability. - Coordinate with the Design, Planning, Legal, and Finance teams for project evaluation. - Recommend commercially viable acquisition opportunities.
Due Diligence: - Conduct preliminary due diligence on land titles and property documents. - Review Property Card, 7/12 Extracts (where applicable), CTS records, City Survey records, Development Plan remarks, reservation status, mutation entries, and ownership documents. - Coordinate with legal consultants to identify title risks, encumbrances, litigation, and statutory compliance. - Ensure all documentation is complete before project acquisition.
Commercial Negotiation: - Lead commercial negotiations with housing societies, landowners, and key stakeholders. - Prepare redevelopment proposals and commercial offers. - Coordinate internal approvals for financial and commercial terms. - Support execution of Letters of Intent (LOI), Memoranda of Understanding (MOU), and Development Agreements.
Presentations & Proposal Management: - Prepare professional presentations for Society Managing Committees and General Body Meetings. - Present project concepts, redevelopment benefits, timelines, financial proposals, and company credentials. - Assist senior management during high-value negotiations and client presentations.
Market Intelligence: - Monitor redevelopment policies, DCPR updates, RERA regulations, and market developments. - Analyze competitor activities, pricing strategies, project launches, and redevelopment trends. - Identify emerging redevelopment corridors and business opportunities. - Prepare market intelligence reports and strategic recommendations.
Internal Coordination: - Coordinate with Legal, Liaison, Planning, Architecture, Engineering, Finance, and Sales teams during project evaluation and acquisition. - Ensure smooth handover of acquired projects to execution teams. - Maintain accurate project documentation and business development MIS reports.
