Key Responsibilities
1. Design, Strategy & Value Engineering
- Lead the concept-to-execution strategy for all MEP services, customized for both luxury apartments and independent villas.
- Review and validate MEP design drawings, specifications, and BOQs (Bill of Quantities) submitted by MEP consultants.
- Drive value engineering to optimize costs without compromising luxury, energy efficiency, or brand standards.
- Ensure the seamless integration of MEP systems with architectural and civil structures (clash detection and MEP-civil interface).
2. Project Execution & Quality Control
- Oversee end-to-end execution, testing, and commissioning of MEP services.
- Ensure seamless installation of specialized luxury residential features, such as VRF/VRV air conditioning, smart home automation, and energy-efficient water management systems.
- Conduct rigorous site inspections to monitor the quality of workmanship, ensuring adherence to the latest NBC (National Building Code) and premium developer SOPs.
- Resolve complex on-site technical issues and contractor coordination problems promptly.
3. Procurement & Budget Management
- Manage MEP project budgets, track expenses, and forecast cash flows to prevent cost overruns.
- Oversee the tendering and procurement process for MEP materials, equipment, and subcontractors.
- Negotiate contracts and manage vendor/contractor relationships to ensure timely delivery and superior service.
4. Compliance, Safety & Handover
- Ensure strict compliance with local authority norms (CMDA/DTCP, Tamil Nadu Fire & Rescue Services, etc.) and statutory regulations.
- Implement stringent Environmental, Health, and Safety (EHS) protocols across all MEP operations on site.
- Manage the successful testing, commissioning, and handover of MEP systems to the facility management or operations team.
Qualifications & Requirements
- Education: Bachelor’s degree in Mechanical or Electrical Engineering (Master’s in Construction Management or Building Services is a strong advantage).
- Experience: 12 to 18+ years of progressive experience in MEP management within the real estate and construction industry, with at least 5 years handling leadership roles.
- Portfolio: Proven track record of managing end-to-end MEP operations for premium/luxury residential projects (high-rises, villas, and commercial clubhouses).
- Technical Skills: Deep expertise in HVAC, Electrical (HT/LT), Plumbing, Firefighting, ELV, and STP/WTP systems.
- Software Knowledge: Proficiency in AutoCAD, Revit, MS Project/Primavera, and awareness of BIM (Building Information Modeling) coordination.
- Soft Skills: Exceptional leadership, vendor negotiation, and cross-functional communication abilities.
Pay: ₹50,000.00 - ₹65,000.00 per month
