Role Overview
The Closing Manager is responsible for converting qualified FVs and RVs into confirmed bookings and driving revenue for assigned projects.
This role demands strong negotiation ability, structured follow-up discipline, and the capability to nurture high-value clients through long decision cycles typical in luxury real estate.
The position directly impacts monthly revenue, brand perception, and long-term client relationships.
Key Responsibilities
1. Client Handling & Deal Closure a. Conduct structured, high-quality site presentations b. Understand client budget, intent, urgency, and decision dynamics c. Position inventory strategically as per client aspiration d. Handle objections confidently and professionally e. Negotiate within approved pricing and commercial guidelines f. Drive booking completion and token confirmation
2. Follow-Ups & Client Nurturing (Critical Responsibility) a. Maintain a disciplined follow-up calendar for every serious FV and RV b. Categorize clients as Hot / Warm / Long-Term nurture c. Structured engagements post-visit (Call + WhatsApp + Email summary) d. Share relevant updates: inventory movement, price revisions, limited units, o ers e. Reduce decision cycle time through strategic nudges f. Maintain CRM hygiene with clear follow-up notes g. Revive dormant leads periodically h. Build emotional comfort and trust before pushing for closure
3. Conversion Management a. Improve RV → Booking ratio b. Identify serious buyers early c. Focus on high-intent clients d. Maintain strong deal pipeline visibility e. Escalate high-value deals strategically when required
4. Revenue Ownership a. Achieve monthly and quarterly booking targets b. Drive high ticket-size closures c. Prioritize premium inventory movement d. Maintain strong personal conversion metrics
5. Coordination & Documentation a. Coordinate seamlessly with Sourcing Managers and CPs b. Ensure booking forms, token, and payment documentation are completed accurately c. Assist client until registration / agreement stage d. Work closely with CRM and Accounts teams
6. Relationship & Brand Representation a. Build long-term trust with HNI buyers b. Maintain professional presence and grooming c. Ensure ethical and transparent communication d. Generate referrals from satisfied clients

Profile
1. 4–10 years in real estate closing
2. Experience in premium / luxury segment preferred
3. Strong negotiation and objection-handling skills
4. Proven follow-up and nurturing discipline
5. Commercial awareness and target-driven mindset
Pay: ₹400,000.00 - ₹1,200,000.00 per year
