Role Overview
The Project Manager is to act as a team lead and be the focal point of contact between all key
project stakeholders ; client, vendors, external consultants and internal team and ensure the
desired objectives for interior fit-out projects are delivered.
Key Responsibilities:
Project specific
- Define project scope and objectives, involving all relevant stakeholders and
ensuring technical feasibility.
- Develop comprehensive project plans to be shared with clients as well as other staff
members to monitor and track progress.
- Responsible for the entire project management plan including scope, procurement,
production, design, communication, cost, time, risk, project human resources, close
out etc.
- Manage changes to the project scope, project schedule and project costs using
appropriate verification techniques.
- Meet with clients to take detailed ordering briefs and clarify specific requirements
of each project manage the relationship with the client and all stakeholders.
- Delegate project tasks based on junior staff members' individual strengths, skill sets
and experience levels.
- Manage coordination of internal resources and third parties/vendors for flawless
project execution.
- Track project performance, specifically to analyse the successful completion of
short and long-term goals report/ escalate to management as needed.
- Meet budgetary objectives and make adjustments to project constraints based on
financial analysis
- Ensure health and safety measures are strictly followed at site.
- Represent the company in all project meetings.
- Verifying the technical aspect of quotes received from vendors.
- Coordination between client, site, sub-contractors & suppliers. Negotiation of prices
with subcontractors & suppliers and various project stakeholders.
- Checking of invoices from subcontractors based on the work done at site.
- Plan and organize resources in advance for the assigned site by daily preparation of
labour schedule.
- Preparation of variation statements
- Preparation of tender documents
- Assist in costing, pricing and analysis of direct and indirect cost for the BOQ items.
- Scrutinize, review of tender drawings/documents for discrepancies, additional BOQ
items/scope and incorporating within the tender offer, liaise with consultant
regarding ambiguities contract work scope and seek clarifications.
- Visit Site as and when required to take measurements and monitor progress.
- Analyze and compare quotations received at bid stage. Analyze and recommend
subcontract payments based on actual progress and valuing completed work and
issuing payments requests to finance.
- Quality control of work done at site.
- Enforce rules, regulations and procedures at site.
- Contact the respective regulatory authorities to inspect and comment on the
completed fit-out works for the issuance of occupancy certificate. Observe the
skills, attitude, attendance etc. of the workforce and rate them monthly to improve
their performance at site.
- Closeout and hand over the project.
- Perform other related duties as assigned
Process performance:
- Develop methods and perform risk management to minimize project risks.
- Create, develop spreadsheets, diagrams and process maps to maintain
comprehensive project documentation.
- Establish and maintain relationships with third parties/vendors
- Foster teamwork between all project stakeholders and ensure that project engineers
work cooperatively with the appropriate Client SMEs.
- Ensure that all projects are delivered on-time, within scope and within budget.
Pay: ₹450,000.00 - ₹600,000.00 per year
