Job Title: Property & Administrative Manager
1. Security & Operations Oversight
Supervision: Directly supervise parking and general security personnel.
Surveillance: Monitor and track activities via CCTV-TV systems.
Building Safety: Monitor and address building trespassers.
Utility Maintenance: Oversee telephone lines, CCTV systems, and internet/service providers (e.g., Airtel).
Asset Management: Coordinate Annual Maintenance Contracts (AMC) for critical infrastructure, including:
Lifts (Elevators), Gensets (Generators) and Fire Extinguishers
2. Financial & Legal Administration
Audit & Taxation: * Collect and organize annual statements for audit purposes.
Hand over arranged documents to the Auditor for Income Tax (IT) compilation.
Ensure all tax payments are up to date, including GST, Property Tax, and Water Tax (maintaining both original files and photocopies).
Banking: * Attend bank-related tasks as required (statement requests, balance inquiries, and EB payments).
Legal & Documentation:Liaise with the Law Firm for notary signatures and witness signatures.
Coordinate with regulatory bodies such as the RTI (Right to Information) and ROC (Registrar of Companies).
Manage SRO (Sub-Registrar Office) visits for document delivery and witness signatures.
Record Keeping: File bank statements, invoices, and all other official communications.
3. Tenant & Property Management
Inspections: Conduct regular inspections of rented properties.
Tenant Relations: Track rent/payment defaulters and maintain records regarding all tenants.
Facility Upkeep: * Coordinate Genset upkeep, including calculating usage and purchasing diesel.
Manage EB (Electricity Board) supplies and issues.
Signage: Manage updates for name boards and passbook/records.
4. Accounting & Office Management
Invoice Processing: Check and scrutinize invoices for typing errors or calculation mistakes before processing.
Disbursements: Handle the distribution of salaries for staff (e.g., Tea/Pantry, Water, Maid, and Garbage collection services).
Procurement: Purchase stamp papers and necessary office stationery.
General Liaison: Coordinate with technical advisors (e.g., Baskar Engineer) for advice on building repairs or technical issues.
5. Meetings & Representation
General Body Meetings: Attend General Body Meetings at various locations (e.g., APE, Aakansha, Rishikesh, etc.).
Courier/Delivery: Handle occasional delivery of important documents or "stuff" and accompany officials when required.
Key Skills Required
Strong organizational skills and attention to detail (specifically for auditing and invoice checking).
Ability to coordinate with external vendors, engineers, and legal professionals.
Knowledge of local property taxes and statutory compliance (GST, ROC, SRO).
Pay: ₹15,000.00 - ₹20,000.00 per month
