Your role at a glance
The Portfolio Analyst supports the Global Portfolio Management team by conducting recurring and ad-hoc financial and operational analyses across all data center regions.
This role consolidates building-level data to evaluate asset performance in relation to client mix, lease terms, operational expenditures, and market value.
The analyst collaborates with cross-functional teams including Finance, Sales, Accounting, and Operations to support strategic asset lifecycle decisions.
What we are looking for
Essential duties & responsibilities
- Build and maintain dashboards and regional summary reports using Excel and BI tools.
- Analyze rent rolls and develop financial databases across all sites.
- Prepare financial models to assess building performance (IRR, NPV, terminal value).
- Update valuations and support hold/sell decisions for assets.
- Collaborate with Sales to evaluate deal structures and margin impact.
- Support investor reporting, audits, and due diligence processes.
- Prepare PowerPoint presentations to summarize performance drivers and strategic recommendations.
- Conduct variance analyses (Actual vs. Budget vs. Forecast) and monitor KPIs/Dashboard.
- Drive process improvement and reporting automation initiatives.
- Lead or contribute to special projects and strategic initiatives; support Global Portfolio team members.
- Track and calculate global cost allocations by region.
- Contribute to business case development and updates.
Knowledge Skills and Abilities
- Bachelor’s degree in Finance, Accounting, Math, Engineering, or related field.
- 5+ years of experience in financial or data analysis.
- Advanced Excel skills (formulas, pivot tables, modeling).
- Experience with SQL and data visualization tools (Power BI or similar).
- Strong PowerPoint skills for executive-ready presentations.
- Excellent analytical and problem-solving skills.
- Experience with financial systems (e.g., SAP, Yardi) is a plus.
- Ability to work independently and cross-functionally in a fast-paced environment.
- Strong written and verbal communication skills.
- Demonstrated ability to manage multiple tasks and deadlines.
- Act as a ‘business partner’.
Education and Experience
- A bachelor’s degree in economics, finance or related field. A master’s in finance or similar professional qualification such as CA/CFA/MBA Finance is a plus.
- Advanced skills in MS Excel and competent in the use of software products including Microsoft Word, PowerPoint, and PowerBI.
- 7+ years of working experience
Other Requirements
- This position is expected to be onsite, in Mumbai office.
- Must have flexible work schedule to accommodate across global business hours
- Travel will be required, up to 10%.
