Quantity Surveyor (QS)

Position Purpose
The Quantity Surveyor (QS) is responsible for managing all financial and contractual aspects of construction projects from pre-contract to post-contract stages. The QS ensures projects are completed within budget while maximizing profitability, minimizing financial risks, and maintaining compliance with contractual obligations.
Key Responsibilities
1. Cost Estimation and Budgeting
- Prepare detailed cost estimates based on drawings, specifications, and project requirements.
- Develop Bills of Quantities (BQ).
- Prepare project budgets and cost plans.
- Conduct feasibility studies and cost analysis.
- Recommend cost-saving alternatives without compromising quality.
2. Tender Management
- Prepare tender documentation.
- Invite quotations from subcontractors and suppliers.
- Analyze and evaluate tender submissions.
- Prepare tender comparison reports.
- Recommend suitable subcontractors and suppliers.
- Participate in contract negotiations.
3. Procurement
- Source and evaluate subcontractors and suppliers.
- Prepare purchase requisitions and work orders.
- Issue subcontract agreements.
- Monitor procurement costs against budget.
- Ensure procurement complies with project specifications and company policies.
4. Contract Administration
- Review contract conditions and specifications.
- Administer main contracts and subcontract agreements.
- Interpret contractual clauses.
- Monitor contractual obligations.
- Manage contract correspondence.
- Maintain contract documentation.
5. Cost Control
- Monitor project expenditure.
- Track committed costs and actual costs.
- Prepare monthly cost reports.
- Identify cost variances.
- Recommend corrective actions.
- Monitor project cash flow.
6. Progress Claims and Payment Certification
- Prepare monthly progress claims.
- Assess subcontractors' payment claims.
- Verify completed work.
- Recommend payment certifications.
- Monitor payment schedules.
- Ensure timely invoicing.
7. Variation Orders (VO)
- Evaluate variation instructions.
- Prepare cost estimates for variation works.
- Negotiate variation order values.
- Maintain variation order registers.
- Monitor approval status.
- Ensure all variations are properly documented.
8. Final Accounts
- Prepare final accounts for clients.
- Negotiate final settlements.
- Close subcontract final accounts.
- Resolve outstanding contractual matters.
- Ensure project financial closure.
9. Cost Reporting
- Monthly Cost Reports
- Budget Reports
- Profitability Reports
- Cash Flow Forecasts
- Cost-to-Complete Reports
- Financial Performance Reports
10. Risk Management
- Identify commercial risks.
- Assess financial exposure.
- Recommend mitigation measures.
- Monitor contractual risks.
- Assist in dispute avoidance and resolution.
11. Project Coordination
- Work closely with: Project Manager, Site Manager,Engineers ,Consultants
- Clients ,Suppliers ,Subcontractors
- Attend project meetings.
- Provide commercial advice throughout project execution.
12. Documentation Control Maintain accurate records of:
- Contracts
- Variation Orders
- Progress Claims
- Payment Certificates
- Purchase Orders
- Quotations
- Cost Reports
- Site Instructions
- Correspondence
- Final Accounts
Authority The Quantity Surveyor is authorized to:
- Review quotations.
- Recommend subcontractor appointments.
- Certify work completed.
- Negotiate variation pricing.
- Recommend payments.
- Monitor project budgets.
- Escalate commercial risks.
- Advise management on project financial performance.

Required Qualifications Education
- Master Degree in Quantity Surveying, Construction Management, Mechanical /Electrical Engineering, or a related discipline.
- Experience 5–10 years in the construction industry (depending on seniority). Experience in building, infrastructure, industrial, or civil engineering projects.

Overall Objective
To ensure that construction projects are delivered within budget, contractual obligations are fulfilled, commercial risks are effectively managed, and the company achieves maximum profitability while maintaining quality, compliance, and client satisfaction.
Pay: ₹30,000.00 - ₹70,000.00 per month
