Job Overview
We are looking for an experienced Chartered Quantity Surveyor (Chartered QS) to handle end-to-end commercial and quantity surveying functions for high-rise residential projects. The candidate should have strong exposure to pre-contract and post-contract management, cost control, tendering, billing, contracts administration, and commercial management throughout the project lifecycle.
Key Responsibilities
Pre-Contract Management
- Quantity take-offs, estimation, and cost planning
- BOQ preparation and tender documentation
- Tender evaluation and contractor/vendor finalization
- Rate analysis and budgeting
- Value engineering and cost optimization
- Contract drafting and review
Post-Contract Management
- Contractor billing certification and payment processing
- Variation order and change management
- Cost monitoring and budget control
- Claims management and dispute handling
- Contract administration and compliance
- Final account settlement and project closure
Commercial Management
- Monitor project costs, cash flow, and commercial performance
- Coordinate with project, procurement, design, and execution teams
- Prepare commercial MIS reports and project cost reports
- Identify contractual and commercial risks and recommend mitigation measures
Required Skills
- 10 - 15 years’ experience in Quantity Surveying and Cost Management
- Expertise in Pre & Post Contract Management
- Knowledge of FIDIC Contracts and Contract Administration
- Experience in Claims Management and Commercial Risk Management
- Strong understanding of billing, estimation, tendering, and BOQ preparation
- Good negotiation and analytical skills
- Proficiency in MS Excel and QS/ERP software
Qualification
- B.E./B.Tech in Civil Engineering or equivalent
- MRICS / Chartered Quantity Surveyor Certification preferred
- Additional certifications in Contracts Management, Cost Management, or Commercial Management will be an added advantage
