Facility Manager

Role Description & Responsibilities:

Ø Facilities Operations Skills:

Maintain efficient, reliable, and cost-effective facilities operations across all locations.
Physical Security Knowhow.
Vendor Management - Evaluate vendor performance through KPIs and SLAs
Asset Management
Budget Preparations and Control Knowhow. Develop and control CAPEX and OPEX budgets to achieve financial efficiency and cost optimization. Monitor and optimize operating costs and service levels
Space Planning and Asset Management -Optimize space utilization and ensure effective lifecycle management of assets to support operational efficiency and future business needs.

Ø Local Compliance and Governance:

Ensure full compliance with all statutory, regulatory, and corporate governance requirements.
Maintain continuous readiness for internal and external audits through structured processes and documentation.

Ø Workplace Experience and Employee Engagement:

Enhance workplace experience by delivering high-quality services and employee-centric initiatives.
Ensure high levels of occupant satisfaction

Ø Sustainability Initiatives

Drive sustainability programs focused on energy efficiency, resource optimization, and ESG goals.
ISO 50001 Knowledge - Implement and sustain energy management systems in line with ISO 50001 standards

Ø Internal Stakeholder Management

Build strong collaboration with internal stakeholders to effectively support business needs
Be Part of Site Leadership Team and work Cross functionally with Operations Leaders to ensure smooth operations.

Qualifications:

Experience: 10-15 Years of experience in Real Estate and Facilities.
Understanding the Air condition Design of Current buildings (SKY, WATER, RF ) with SLD
Supervise and Lead HVAC operations and maintain to the best possible conditions for user experience considering the organization guidelines i.e., comfort air-conditioning 25 Degree and 23.5 Degree critical room.
Analyze internal HVAC operations performance and identify areas for process enhancement.
Implement business strategies and plans that align with the short- and long-term objectives developed in tandem with Management policies for Energy performance Improvement.
Give inputs and monitor the Budget and operational expenses to ensure the performance not affected for HVAC
Monitor performance with tracking software and take corrective measures when necessary and prepare detailed updates and forecasts.
Build and maintain trusting relationships with stakeholders.
Optimization & effective utilization of utilities, facility & infrastructure to deliver the maximum performance of the system.
Active involvement in the Scheme finalization on Design, planning for new infrastructure facilities on a need basis.
To give inputs on the technical requirement & recommendation for procurement of Major Equipment which are energy efficient in nature and OPEX oriented products, selection in coordination with the management.
Monitoring of AMC major and critical areas equipment’s.
Distribution of work to the respective team members and actively involving them for Proper and effective utilization of all the available staff.
Certification of vendors bills for payment.
Timely intimating and demanding of all maintenance spares.
Responsible to undertake/ document the operational data sheets and good practice over control on the OPEX budget.
Ensure statutory compliances are in line with the building requirements.
Plan & carryout preventive & periodical maintenance of assets under his charge.
Supervise/ depute suitable technical team to supervise the ongoing or alteration works.
Supervise the outsourced operation and R&M contracts that fall under the preview of the Operational Department.
Work with the ISO Team towards the sustainable goals of Company
Ensure all records in the department are maintained as per ISO requirements. During ISO audit all necessary documents duly updated will be produced before the audit team.
To maintain proper discipline and cordial working atmosphere in the department. Ensure good contact with the spare manufacture/vendor to cut down the major equipment’s down time.
To organize the training programs to the team for better improvement of resources and benefit to the organization.
Any other job assigned by the Management on time-to-time basis
