About the Opportunity
Atluri Developers Pvt. Ltd. is looking for an experienced Property Manager to lead the pre-opening readiness and ongoing operations of Atluri Ascend. This is not a routine post-handover facility role: the candidate must have worked during the construction/finishing stage, participated in testing, commissioning and handover, established property operations from the ground up and subsequently managed the operational asset.
Grade-A commercial property experience and hands-on pre-opening experience are mandatory.
Key ResponsibilitiesPre-Opening & Construction-Stage Involvement
· Represent Property/Operations during the construction, finishing and pre-opening stages.
· Work closely with Projects, MEP, Architects, Consultants and Contractors to ensure operational readiness.
· Review the property for maintainability, safety, accessibility, compliance and customer experience.
· Participate in site inspections, snagging, de-snagging, testing, commissioning and final handover.
· Take over as-built drawings, O&M manuals, warranties, AMC details, equipment documentation, asset registers and vendor information.
· Establish a comprehensive pre-opening checklist and property readiness tracker.
Set Up Operations from Scratch
· Develop property and facility management SOPs, preventive maintenance schedules, emergency procedures and escalation matrices.
· Set up Engineering, Security, Housekeeping, Parking, Helpdesk and Front Office operations.
· Appoint and mobilize vendors/OEMs; define service scopes, SLAs, KPIs and performance-review systems.
· Establish tenant move-in/move-out, visitor management, complaint management, incident reporting and helpdesk processes.
· Create AMC trackers, asset registers, operational checklists, MIS dashboards and management reports.
Property Operations After Opening
· Take complete ownership of daily property operations after handover.
· Ensure reliable operation of HVAC, Electrical, DG/UPS, Elevators, Plumbing, STP/WTP, Fire Fighting, Fire Alarm, BMS, CCTV, Access Control, Parking and ELV systems.
· Manage preventive and breakdown maintenance, statutory inspections, fire and life-safety compliance.
· Manage tenants, service requests, complaints, escalations and move-in coordination within defined turnaround times.
· Maintain premium standards across reception, lobbies, common areas, washrooms and amenities.
· Manage operating budgets, CAM, utilities, vendor costs and energy-efficiency initiatives.
· Build a hospitality-led service culture across all front-line property teams.
Candidate Requirements
· B.E./B.Tech/Diploma in Engineering or relevant graduate qualification; property/facility certification is an advantage.
· 10-15 years of Property/Facility Management experience in Grade-A commercial buildings.
· Must have managed at least one property across Construction/Finishing, Testing & Commissioning, Snagging, Handover, Pre-Opening and Operations.
· Strong understanding of MEP services, BMS, fire and life safety, statutory compliance and building operations.
· Experience managing FM agencies, OEMs, vendors, AMCs, SLAs, KPIs and operating budgets.
· Strong leadership, tenant management, communication, reporting and problem-solving skills.
· Residential-only property/facility management experience will not be considered.
