1- Purpose of the Role (Job Summary)
Price the mechanical scope of data center bids: cooling plant, HVAC, piping, and fire suppression, including equipment pricing, installation norms, and vendor quote analysis.
2- Key Responsibilities and Accountabilities
- Take off and price chillers, cooling towers, pumps, CRAH/CRAC/fan-walls, piping and insulation, ductwork, VFDs, plant-room equipment, and testing and balancing.
- Price fire suppression and detection scope (clean agent, sprinkler, VESDA) where allocated.
- Obtain and normalize OEM budget quotes for cooling plant, including liquid-cooling provisions where specified.
- Build installation rates from productivity norms and price commissioning-support labor.
- Prepare comparative statements for mechanical subcontract packages.
- Flag scope gaps, redundancy ambiguities (N+1 vs 2N), and specification conflicts for clarification.
- Support value engineering with cost deltas (air-cooled vs water-cooled, phasing options).
- Update the mechanical cost database with awarded rates and norms.
3- Key Performance Indicators
- Estimate accuracy within ±5% of final cost on mechanical lines.
- On-time delivery per bid plan; at least 2 OEM quotes per equipment class.
- No unlogged assumptions or exclusions.
- Update the database within 30 days of award or closeout.
4- Qualifications & Certifications
- Bachelor’s Degree in Mechanical Engineering (mandatory).
- ASHRAE literacy and CDCP or OEM training are an advantage.
5- Experience
- 7–10 years in HVAC or mechanical estimation for EPC, industrial, or commercial projects.
- Data center or mission-critical cooling exposure strongly preferred.
- Hands-on vendor quote handling for major mechanical plant.
6- Competencies
- Strong quantitative and take-off discipline.
- Advanced Excel, estimating tools, and drawing/BIM take-off literacy.
- Understands DC cooling topologies well enough to price redundancy correctly.
- Clear documentation of assumptions and exclusions.

HVAC and mechanical services estimation, quantity take-off, BOQ preparation, rate analysis, and estimation tools.

- External: Cooling and fire-system OEMs, mechanical subcontractors.
