We are hiring for Land Acquisition Head from real estate industry
Location Chennai
Exp- 15 years of experience in land acquisition within the real estate industry
Key Responsibilities:
1. Land Identification & Sourcing
* Identify potential land parcels aligned with the company’s expansion strategy
* Develop strong networks with landowners, brokers, and local stakeholders
* Track market trends and upcoming development zones
2. Feasibility & Market Analysis
* Conduct financial and technical feasibility studies for shortlisted land parcels
* Evaluate location potential, zoning regulations, and development scope
* Work closely with planning and sales teams to assess project viability
3. Negotiation & Deal Closure
* Lead negotiations with landowners for outright purchase or joint development agreements
(JDA)
* Structure deals to maximize value and minimize risks
* Finalize commercial terms and coordinate for closure
4. Legal & Compliance Coordination
* Work closely with the legal team for title due diligence and documentation
* Ensure land parcels are free from encumbrances and legally compliant
* Liaise with government authorities for approvals and clearances
5. Relationship Management
* Maintain strong relationships with landowners, channel partners, and consultants
* Represent the company in meetings, site visits, and negotiations
6. Documentation & Process Management
* Oversee preparation and execution of agreements such as MOUs, JDAs, and sale deeds
* Ensure proper documentation and record maintenance
7. Team Leadership & Strategy
* Lead and mentor the land acquisition team
* Set targets and drive acquisition strategies aligned with business goals
* Collaborate with cross-functional teams including Legal, Finance, Projects, and Sales
Key Requirements:
* Bachelor’s degree in Business Administration, Real Estate, Civil Engineering, or related field
* Strong understanding of land laws, zoning regulations, and approval processes
* Proven track record of closing land deals (purchase/JDA)
* Excellent negotiation and networking skills
* Strong local market knowledge
