Position Overview
- Job Title: Operations Head – Turnkey Construction & Interiors Build Projects
- Reports To: MD
- Experience Required: 8 to 10+ Years in Civil Construction & Interiors Portfolio Management
- Compensation: ₹ 7,00,000 to 8,00,000 PA (Fixed + Performance Incentives]
- Location: Head Office (with travel up to 40% across a 250 km project radius)
1. Position Summary
The Operations Head will orchestrate the execution and delivery of a portfolio of 8 to 12 simultaneous turnkey construction / Interiors projects with a life cycle of 2 months to 24 months). This role demands a strategic leader who can coordinate with design teams, manpower sourcing, sub contractors and petty contractor on boarding and their contract servicing, optimize material procurement, and manage multi-site logistics across a 250 km geographic spread. The primary goal is to ensure all projects are completed on time, within budget, and to the highest quality standards while maximizing profitability.
2. Key Responsibilities
Portfolio Management & Execution
- Drive execution strategies for all sites to meet aggressive timelines.
- Prepare and Review master project schedules and critical path milestones weekly.
- Optimize resource allocation (manpower, machinery, materials) across clusters to eliminate site downtime.
- Conduct regular on-site audits to verify physical progress against reported milestones.
Financial & Budgetary Control
- Own the profit and loss (P&L) statement for the entire turnkey project portfolio.
- Monitor cash flows, project expenditures, and variations/change orders to prevent budget overruns.
- Approve high-value vendor payments, sub-contractor bills, and material requisitions.
Design & Stakeholder Coordination
- Manage relationships and deliverables with architects, structural engineers, and MEP consultants and entire value chain of work force
- Enforce a strict "Good for Construction" (GFC) drawing release schedule to avoid on-site execution delays.
- Serve as the escalation point for premium clients and resolve contractual or execution disputes.
Supply Chain & Contracts Management
- Oversee bulk procurement strategies for core materials (cement, steel, finishing goods) to leverage economies of scale.
- Introduce & Negotiate master service agreements (MSAs) with labor contractors and specialty turnkey vendors.
- Establish strict material-consumption reconciliation metrics to minimize site wastage.
Team Leadership & Quality Assurance
- Lead, mentor, and hold accountable the Hub-and-Spoke team (Cluster PMs, Billing Engineers, and Site Supervisors).
- Implement uniform Quality Assurance (QA) and Safety (HSE) protocols across all geographical zones.
- Institutionalize digital project management tools (specialized construction apps) for daily reporting.
- Introduce the support of tech and IT for efficient and transparent dash board.
3. Key Performance Indicators (KPIs)
- Project Profitability: Maintaining or improving gross margins across all projects against the initial agreed budget
- Timeline Adherence: Minimizing project delivery delays and keeping schedule variance below0 -5%.
- Drawing & Material Turnaround: Zero site stoppages caused by delayed drawings or material stockouts or manpower challenges
- Cash Flow Health: Achieving timely milestone billing and collection from clients.
4. Qualifications & Experience
- Education: B.Tech / B.E. in Civil Engineering. An MBA in Construction Management or a PMP certification is highly desirable.
- Experience: 8 to 10+ years in civil construction, with at least 5 years managing multiple residential, commercial, or retail turnkey build ( construction + Interiors ) sites simultaneously.
- Geographical Familiarity: Prior experience managing decentralized, spread-out sites within regional clusters is crucial.
5. Required Skills
- Technical: Deep knowledge of turnkey execution workflows, finishing standards, contracting methods, and billing protocols.
- Software: Proficiency in MS Excel, MS Project, and cloud-based construction management applications.
- Soft Skills: Strong sourcing and network of value chain ( workforce) Exceptional negotiation, vendor management, conflict resolution, and remote team-management abilities.
Pay: ₹50,000.00 - ₹60,000.00 per month
