Project Manager – Real Estate Development
About the Role:
We are looking for an experienced and results-oriented Project Manager to lead the planning, execution, and successful delivery of real estate development projects from project initiation through completion and handover.
The ideal candidate will have strong expertise in construction project management, planning, budgeting, stakeholder coordination, and site execution, with a proven ability to deliver projects within approved time, cost, quality, and safety parameters.
Key Responsibilities:
- Lead and manage real estate development projects from planning and pre-construction through execution, completion, and handover.
- Develop and monitor detailed project plans, schedules, milestones, resource requirements, and execution strategies.
- Establish project timelines and ensure activities are completed within approved schedules.
- Prepare, monitor, and control project budgets, costs, cash flow, and resource allocation.
- Coordinate with architects, structural and MEP consultants, contractors, subcontractors, vendors, and other project stakeholders.
- Review architectural, structural, MEP, and other technical drawings to ensure effective coordination and timely execution.
- Monitor overall construction progress and ensure work is executed in accordance with approved drawings, specifications, BOQ, quality standards, and project requirements.
- Identify project risks, delays, technical challenges, and resource constraints and implement timely corrective and preventive measures.
- Manage contractors and consultants, monitor performance, and ensure contractual obligations are fulfilled.
- Review contractor work progress, measurements, variations, claims, and bills in coordination with the relevant teams.
- Coordinate statutory approvals, permissions, inspections, and other regulatory requirements as applicable.
- Ensure adherence to quality, health & safety, environmental, and regulatory standards throughout the project lifecycle.
- Conduct regular project review meetings and provide management with updates on progress, costs, risks, challenges, and key milestones.
- Maintain accurate project documentation, contracts, approvals, reports, drawings, schedules, and records.
- Drive effective communication and coordination between design, procurement, construction, finance, and other internal teams.
- Oversee testing, snagging, rectification, commissioning, and final handover of completed projects.
- Ensure project close-out activities, documentation, as-built drawings, warranties, and handover requirements are completed on time.
- Continuously identify opportunities for cost optimization, value engineering, process improvement, and efficient resource utilization.
Requirements:
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field.
- 5+ years of relevant experience in real estate development, construction, or project management. (Can be adjusted based on project scale and seniority.)
- Proven experience in successfully managing residential, commercial, or mixed-use construction projects.
- Strong knowledge of construction processes, project planning, contracts, quality control, and site execution.
- Proficiency in MS Project, Primavera P6, MS Excel, or other project management and planning tools.
- Strong understanding of BOQ, budgeting, cost control, contractor billing, variations, and project schedules.
- Knowledge of statutory approvals, building regulations, and construction compliance requirements.
- Strong leadership, negotiation, communication, and stakeholder management skills.
- Excellent problem-solving and decision-making abilities, particularly in time-sensitive situations.
- Ability to manage multiple teams, contractors, consultants, and project activities simultaneously.
- Strong commercial awareness with a focus on time, cost, quality, and project deliverables.
- PMP, PRINCE2, or other relevant project management certification is an advantage.
