Real Estate Research & Transaction Executive

Job Requirement
We are looking for a Real Estate Research & Transaction Executive who can independently handle multiple real estate-related assignments, conduct detailed property research and coordinate documentation and transaction-related activities.
The candidate should have good knowledge of property documents, title-related research, due diligence and bank/SARFAESI auction properties.
Key Responsibilities
- Research and evaluate residential, commercial and land properties.
- Identify and investigate attractive property opportunities.
- Conduct detailed research on bank auction, SARFAESI and distressed properties.
- Study auction notices, sale certificates, possession status and related documents.
- Research property ownership, title history and available public records.
- Coordinate collection and verification of property documents.
- Review basic property papers and identify potential documentation or transaction risks.
- Conduct market research on property prices, rentals, locality and resale potential.
- Coordinate with banks, financial institutions, brokers, advocates, societies and government/registration offices.
- Track multiple property transactions and maintain proper records.
- Assist in preparing property research reports and investment analysis.
- Conduct R&D on new real estate opportunities, regulations, processes and market developments.
- Support management in evaluating whether a property is worth pursuing or avoiding.
Bank Auction / SARFAESI Knowledge
Candidates with practical knowledge of the bank auction process will be strongly preferred.
The candidate should ideally understand:
- SARFAESI auction process
- E-auction notices and terms
- Reserve price and EMD
- Symbolic vs. physical possession
- Sale certificate
- Outstanding dues and encumbrances
- Society/municipal/property tax issues
- Title and ownership-related risks
- Basic legal and documentation due diligence
- Coordination with banks and authorized officers
Required Skills
- Strong property research and analytical skills.
- Good understanding of real estate documentation.
- Ability to read and understand property-related legal/official documents.
- Good internet and public-record research skills.
- Strong Excel/Google Sheets and documentation skills.
- Good communication and coordination abilities.
- Ability to handle multiple properties and assignments simultaneously.
- Willingness to travel locally when required.
Preferred Experience
Experience with bank auction properties, SARFAESI properties, property brokerage, real estate due diligence, property documentation, legal/property research or financial institutions will be an advantage.
What We Are Looking For
We need a hands-on real estate researcher who can investigate a property from multiple angles, organize the available information and highlight opportunities as well as risks.
The person should be comfortable dealing with banks, brokers, advocates, societies and government offices and should be able to independently follow up on a property assignment from initial research through documentation and transaction coordination.
This is not a conventional sales/brokerage position. The primary focus is property research, due diligence, transaction support and identifying good investment opportunities.
