Project Context
This role is for a fast-track residential low-rise RCC building project (G+7 to G+10 range) in Andheri, with an approximate project value in the ₹40–₹80 Cr range, being delivered as an EPC contract for a reputed Mumbai-based developer. The scope covers full civil and finishing works including RCC frame, blockwork, plaster, waterproofing, internal and external finishes, external development, and close coordination for MEP integration. The project is located in a dense urban neighbourhood with tight access, strict local regulations, and demanding timelines, requiring meticulous planning, phasing of works, and coordination with BMC/MCGM and multiple consultants. You will lead a site team of engineers, supervisors, foremen, and subcontractors, while interfacing with the client, architect, structural and MEP consultants, and internal management to recover delays and drive the project to successful handover.
Role Summary
The Project Manager – Civil will take full ownership of day-to-day site execution, planning, and coordination for the Andheri residential project, ensuring timely, cost-effective, and quality delivery. You will be responsible for recovering the current delay, stabilising site operations, and leading the project through finishing, snagging, and handover. This role is highly hands-on and suited to a civil project leader who can manage both technical details and on-ground teams in a demanding urban environment.
Key Responsibilities
- - Lead end-to-end site execution of civil and finishing works (RCC, blockwork, plaster, waterproofing, tiling, painting, external development) as the primary project owner on site.
- - Prepare and manage detailed micro-schedules, look-ahead plans, and resource plans using MS Project/Primavera, ensuring alignment with overall project timelines and client milestones.
- - Monitor daily/weekly progress, productivity, and resource utilisation; implement corrective actions to recover delays and prevent rework, while providing clear progress reports to management and client.
- - Coordinate with client, architect, structural and MEP consultants, and local authorities (e.g. BMC/MCGM) for inspections, approvals, design clarifications, and statutory compliances.
- - Oversee subcontractor and labour management, including work allocation, productivity tracking, quality checks, and adherence to safety standards and method statements.
- - Ensure strict implementation of quality standards, IS codes, checklists, and inspection procedures across all stages of civil and finishing works, including snagging and de-snagging.
- - Support quantity tracking, RA billing (client and subcontractor), cost monitoring, and value engineering initiatives to control costs and optimise construction methods.
Must-Have
- 10-15 years of experience in execution of residential low-rise or mid-rise RCC building projects with at least 3-4 years as independent Project Manager or Senior Engineer handling complete site
- Strong hands-on experience in planning and monitoring of civil works (RCC, blockwork, plaster, waterproofing, finishes, external development) on EPC/contractor side
- Proven track record of delivering residential projects in Mumbai or similar urban environments with local authority coordination (e.g. BMC/MCGM, liaison with consultants)
- Ability to manage and coordinate site teams of engineers, supervisors, foremen and multiple subcontractors, including labour management and productivity tracking
- Working knowledge of project planning, micro-scheduling, and progress tracking using MS Project or equivalent tools, with daily/weekly reporting to management/client
- Strong understanding of quantity tracking, basic billing (RA bills, client and subcontractor bills), and cost awareness to avoid overruns
- Good knowledge of construction quality standards, IS codes, and safety practices relevant to residential building projects
- Willingness to work full-time from site/office in Andheri and handle fast-track timelines and immediate joining requirement

- Prior experience working with reputed Mumbai-based developers or PMCs on residential projects
- Exposure to value engineering, optimization of construction methods, and alternative materials for cost and time savings
- Experience in handling handover, snagging/de-snagging, and coordination with facility management teams
- Basic familiarity with digital site reporting tools or construction management software/mobile apps
- Experience in coordinating MEP services integration with civil finishes in residential projects
