CFO – Roles & Responsibilities
Real Estate & Construction Industry
1. Financial Strategy & Planning
- Develop and implement the company’s financial strategy and long-term financial plans.
- Prepare annual budgets, business plans, and financial forecasts.
- Monitor financial performance against budget, revenue, profitability, and cash-flow targets.
- Provide strategic financial advice to the CEO/Board of Directors for business decisions.
- Evaluate new projects, investments, acquisitions, and expansion opportunities.
2. Project Finance & Feasibility
- Review the financial feasibility of new real estate and construction projects.
- Analyze project-wise cost, revenue, profitability, ROI, IRR, and cash flow.
- Monitor project budgets and identify cost overruns at an early stage.
- Review land acquisition costs, development costs, construction costs, and project financing requirements.
- Ensure proper financial controls throughout the project lifecycle.
3. Cash Flow & Working Capital Management
- Prepare and monitor project-wise and company-wide cash-flow statements.
- Manage working capital, receivables, payables, and cash requirements.
- Ensure sufficient funds are available for land payments, construction expenses, salaries, vendors, and statutory payments.
- Monitor customer collections and outstanding receivables.
- Develop strategies to improve cash flow and reduce financial risks.
4. Banking & Fund Management
- Manage relationships with banks, financial institutions, NBFCs, and investors.
- Arrange project finance, working capital facilities, term loans, and other funding requirements.
- Negotiate interest rates, repayment terms, credit facilities, and financial covenants.
- Monitor loan utilization, repayment schedules, and interest costs.
- Ensure compliance with lender requirements.
5. Project Cost Control
- Establish strong controls over construction and project expenditure.
- Review project cost reports, contractor bills, purchase expenses, and variations.
- Monitor actual project costs against approved budgets.
- Work closely with Projects, QS, Procurement, Contracts, and Engineering teams.
- Identify cost-saving opportunities without compromising quality or timelines.
6. Accounting & Financial Reporting
- Ensure accurate and timely preparation of:
- Monthly MIS
- Profit & Loss statements
- Balance Sheet
- Cash Flow Statements
- Project-wise profitability reports
- Management dashboards
- Ensure proper accounting of land, development costs, inventory, work-in-progress, revenue, and project expenses.
- Establish appropriate accounting policies and internal controls.
7. Taxation & Statutory Compliance
- Oversee compliance with applicable GST, Income Tax, TDS, Companies Act, and other statutory requirements.
- Ensure timely filing of tax returns and statutory reports.
- Coordinate with tax consultants, auditors, and legal advisors.
- Monitor tax assessments, notices, audits, and litigation.
- Develop tax-efficient and compliant business structures.
8. Audit & Internal Controls
- Lead internal and external audit processes.
- Strengthen financial controls, approval processes, and delegation of authority.
- Identify financial risks, fraud risks, and control weaknesses.
- Implement corrective actions based on audit findings.
- Ensure proper documentation and financial governance.
9. Real Estate Revenue & Collections
- Monitor sales revenue and customer collection performance.
- Review booking, cancellation, receivable, and collection reports.
- Monitor customer payment schedules and overdue amounts.
- Coordinate with Sales, CRM, Legal, and Accounts teams to improve collections.
- Ensure proper accounting of customer advances and project revenue.
10. Vendor & Contractor Financial Management
- Review vendor and contractor payment processes.
- Establish payment terms and credit policies.
- Monitor contractor advances, retention amounts, security deposits, and outstanding payments.
- Ensure payments are made according to approved contracts and work completion.
- Support vendor negotiations from a financial perspective.
11. Risk Management
- Identify and manage financial, project, liquidity, credit, market, and regulatory risks.
- Develop financial risk mitigation strategies.
- Monitor project profitability and potential cost escalation.
- Ensure adequate insurance and financial risk controls where required.
12. MIS & Management Reporting
- Develop CFO-level dashboards and financial MIS for management.
- Provide project-wise analysis of:
- Revenue
- Cost
- Profitability
- Cash flow
- Collections
- Budget vs. Actual
- Project completion cost
- Present financial performance and key risks to the CEO/Board.
13. Team Leadership
- Lead and manage the Finance & Accounts, Taxation, Audit, Treasury, and MIS teams.
- Define KRAs/KPIs and performance targets for the finance team.
- Build strong financial processes and professional capabilities.
- Ensure timely completion of accounting, reporting, compliance, and audit activities.
14. Strategic Business Support
- Partner with the CEO, COO, Projects, Sales, Procurement, Legal, and HR teams.
- Provide financial inputs for major commercial and operational decisions.
- Evaluate project investment opportunities and financial returns.
- Support organizational growth while maintaining profitability and financial discipline.
