Role Objective
To identify, generate, and qualify property leads aligned with Aaji Care’s assisted living expansion requirements, ensuring a strong and continuous property pipeline for deal closures.
Key Responsibilities
Ø Market Mapping & Intelligence
- Conduct micro-market surveys in assigned city
- Identify standalone buildings (G+4 to G+7 preferred)
- Track upcoming constructions and BTS (Built-to-Suit) opportunities
- Map healthcare clusters, residential catchments, and premium localities
- Monitor rental trends and competitor activity
Ø Lead Generation & Broker Management
- Develop and maintain strong broker network
- Meet property agents weekly
- Source properties via:
- Brokers
- Direct owner meetings
- Developers
- Market visits
- Generate minimum 40–50 viable property options annually
Ø Initial Property Screening
- Collect basic property information:
- Carpet & built-up area
- Floor-wise layout
- Lift capacity
- Parking availability
- Rental expectation
- Ownership documents
- Conduct preliminary feasibility check:
- Accessibility for elderly residents
- Washroom conversion possibility
- Fire & safety compliance feasibility
Ø Commercial Data Collection
- Gather market rental benchmarks
- Negotiate initial rental expectations (soft negotiation)
- Collect owner flexibility on:
- Lease tenure
- Lock-in
- Escalation percentage
- Rent-free fit-out period
Ø Documentation & Reporting
- Maintain updated property database
- Submit weekly pipeline tracker
- Prepare property summary sheets for City Manager review
- Maintain broker database and relationship history
Candidate Profile
Experience:
- 2–5 years in real estate sourcing / brokerage / property advisory
- Experience in commercial leasing preferred
Education:
- Graduate (MBA / Real Estate background preferred but not mandatory)
Skills Required:
- Strong local market knowledge
- Negotiation ability
- Relationship-building skills

- Basic financial understanding (rent comparison, area calculation)

Suggested Compensation Structure (Mumbai Benchmark)
- Fixed Salary: ₹3.0 – ₹3.6 LPA (based on experience)
- Performance Incentive per qualified closure
- Travel & conveyance reimbursement
