1. Operations and Maintenance
Manage and oversee day-to-day campus operations, ensuring smooth and efficient operations for technical, (HVAC, plumbing, electrical), waste, safety, security and compliance.
Manage and oversee operations for the Retail area including restaurants, cafes, other retail tenants. Manage retail customer footfall and operations.
Engage and partner with tenant leaders to ensure optimal and effective campus operations; manage operations and delivery of amenities for all tenants and employees.
Develop and implement project and plans to enhance and improve operations for costs and efficiency.
Provide and drive new initiatives to ensure technology enablement to improve efficiency and effectiveness of operations.
Plan and present strategies, plans, budgets for overall management and improvement of the Campus.
Drive any minor projects for infrastructure enhancements, fit-outs etc. withing the budgets and timelines.
Ensure workspace designs are ergonomic and conducive to productivity.
Lead office renovations as required; plan, design and implement capex projects for asset improvements
Coordinate with Leasing teams to engage with Prospective tenants, work on tenant lease structures and terms.
Coordinate with Projects and Leasing teams for large projects and infrastructure improvements for tenants
Ensure all facilities comply with local health, safety, regulatory and environmental rules and regulations.
Conduct regular inspections to identify potential risks and implement corrective measures.
Develop emergency response plans and conduct safety drills.
2. Vendor and Contractor Management
- Provide oversight to the facilities management and operations managed by the Services providers and various vendor partners.
Negotiate contracts with vendors and service providers for facilities-related services.
Ensure that contractors adhere to the agreed service levels and deadlines.
Evaluate vendor performance and establish long-term partnerships with suppliers and vendors with an aim improve operations.
3. Budget Management
Support to prepare and manage the budget for facilities operations and projects.
Identify cost-saving opportunities while maintaining quality of service.
Drive financial discipline and reporting on budgets, savings and variance analysis.
Oversee procurement processes for facility-related purchases.
Ensure collections for Common area maintenance, lease rentals, utilities etc. from tenants.
4. Sustainability Initiatives
Promote sustainable practices such as energy efficiency and waste reduction within the facility.
Maintain and report on sustainability related data and metrics.
Implement green building standards and monitor their effectiveness.
Required Qualifications
Bachelor’s degree in facilities management, engineering, business administration, or related field.
Proven experience of 10-15 years in facilities management, property management, or a similar role with large MNCs, IPCs or developers.
Strong knowledge of building systems, operations, compliance, and project management
Proficiency in software tools for facility management, advanced capabilities in MS office
Essential Skills
Excellent communication skills – verbal and written (mandatory requirement)
Ability to use and integrate AI tools to research, analyse and bring efficiency in day-to-day work and in operations
Ability to manage complex operations independently and lead operations supported by a large team of vendors and service partners.
Excellent organizational, critical thinking and problem-solving skills
Experience in managing mid-size/large projects and teams
Certification in facilities management (e.g., Certified Facility Manager) is preferred.
Experience in sustainability practices, statutory compliances and regulations related to property management.
