Key Responsibilities
Establish and maintain the primary survey control network for the layout – grid lines, reference pillars, permanent benchmarks and temporary benchmarks – and protect, re-verify and record these controls periodically.
– Set out building layouts, column and shear-wall grids, lift and staircase cores, plinth levels, retaining structures, internal roads and external development works as per approved Good-for-Construction (GFC) drawings and the sanctioned layout plan.
– Carry out verticality and alignment checks of the towers at every slab cycle – column / wall plumb, core alignment and cumulative drift – and issue line, level and alignment clearance before shuttering is closed for concreting.
– Transfer grids and levels floor-to-floor through core openings; establish the one-metre reference line on every floor for finishing, door / window openings and MEP fixing.
– Conduct topographical, contour and boundary surveys; prepare existing ground level (EGL) and finished level drawings for excavation, filling, levelling and external development.
– Compute earthwork quantities (cut and fill), areas and setting-out quantities from survey data, and support the billing team with joint measurement and verification of executed civil works.
– Verify plot boundaries, setbacks, margins and building lines against the sanctioned layout, CTS plan and MHADA / BMC approvals; flag any encroachment or deviation immediately to the Project Head.
– Check and certify levels for plinth, podium, terrace, water tanks, drainage inverts, road and paving works, and maintain the record of all levels issued.
– Maintain the survey register, field books, setting-out records and digital data backups; obtain sign-off from the tower engineer on every setting-out issued to site.
– Coordinate with the architect, RCC consultant and QA/QC team on any deviation observed; raise non-conformance where alignment or level tolerances are exceeded, and re-verify after rectification.
– Ensure care, calibration, safe custody and timely servicing of all survey instruments and accessories, and maintain the calibration certificates for audit.
Skills & Competencies
– Hands-on operation of Total Station (Leica / Trimble / Topcon / Sokkia) and auto level; exposure to DGPS is an advantage.
– Ability to download, process and plot survey data, and to read and mark up drawings in AutoCAD; familiarity with Civil 3D or equivalent survey software preferred.
– Sound understanding of setting-out discipline for high-rise structures, where small alignment errors compound floor over floor across the slab cycle.
– Working knowledge of area and quantity computation, and of layout terminology used in MMR – setbacks, margins, building lines, CTS boundaries and layout open spaces.
– Precision, strong record discipline and the confidence to hold work where alignment is out of tolerance.
– Willingness to work at height, on tower terraces and during night pours as the concreting programme requires.
Qualification & Experience
– Diploma in Civil Engineering, or ITI in Survey, from a recognised institute. A licensed / registered surveyor credential is an added advantage.
– 5–8 years of surveying experience on building or township projects, of which at least 2–3 years should be on high-rise structures of 20 floors or above.
– Prior experience on MMR projects, and familiarity with MHADA, BMC or redevelopment layout documentation, will be preferred.
