Job Summary
The Title Examiner is responsible for examining U.S. property records to determine ownership, identify liens or encumbrances, and support the preparation of title insurance documentation. This role will work across the title production process, including reviewing search packages, generating Commitments and Closing Protection Letters (CPLs), and ensuring accurate title documentation for U.S. real estate transactions.
Key Responsibilities
- Examine U.S. county property records to determine current ownership and title status.
- Review documents including deeds, mortgages, assignments, liens, judgments, tax records, easements, and restrictions.
- Verify the chain of title and confirm accurate vesting of the property.
- Identify and analyze encumbrances such as mortgages, tax liens, HOA liens, and judgments.
- Prepare and review Title Commitments, ensuring accuracy of requirements and exceptions.
- Generate Closing Protection Letters (CPLs) in accordance with underwriting guidelines.
- Review title search packages and validate property details including legal descriptions, parcel numbers, and recording information.
- Work across the end-to-end title production process, supporting title search review, examination, and title document generation.
- Identify title defects or discrepancies and escalate complex title issues when necessary.
- Maintain compliance with client guidelines, underwriting standards, and quality control procedures.
- Meet established productivity, turnaround time, and accuracy targets.
Requirements
- 2–3 years of experience in U.S. mortgage, title, escrow, or closing operations (preferred but not required)
- Strong spoken and written English communication skills
- High attention to detail and strong organizational skills
- Comfortable working night shift hours aligned with U.S. business time
- Ability to manage multiple files in a fast-paced environment
- Accounting, finance, or real estate background is a plus
