Job Summary:
The Contract Manager is responsible for managing, reviewing, negotiating, and administering contracts related to real estate development and construction projects. The role ensures compliance with contractual obligations, minimizes risks, resolves disputes, and supports project teams in achieving project objectives within budget and timelines.
Key Responsibilities:Contract Administration
- Draft, review, negotiate, and finalize contracts, subcontracts, work orders, and agreements.
- Maintain contract records and ensure proper documentation.
- Monitor contract performance and compliance with contractual terms and conditions.
- Track contract milestones, deliverables, and payment schedules.
Vendor & Contractor Management
- Coordinate with contractors, consultants, suppliers, and vendors regarding contractual matters.
- Evaluate contract variations, claims, and change orders.
- Ensure contractors fulfill obligations related to scope, quality, timelines, and safety requirements.
Risk Management
- Identify contractual risks and recommend mitigation strategies.
- Review claims, disputes, and contractual issues.
- Coordinate with legal teams for dispute resolution and litigation support when required.
Commercial & Cost Control
- Review bills, invoices, and payment certifications as per contract terms.
- Analyze cost implications of contract modifications and variations.
- Support procurement and project teams during tendering and contract award processes.
Compliance & Reporting
- Ensure compliance with company policies, legal requirements, and regulatory standards.
- Prepare periodic contract status reports and management updates.
- Conduct contract audits and ensure adherence to internal controls.
Required Qualifications:
- Bachelor's Degree in Civil Engineering, Construction Management, Law, or related field.
- MBA / PG Diploma in Contracts Management is preferred.
Experience:
- 8–15 years of experience in contract management within real estate, construction, or infrastructure projects.
- Experience handling EPC, subcontractor, vendor, and consultant agreements.
